A driving tour of the Palos Verdes Peninsula will take you through the heart of the Palos Verdes Drive West neighborhood.  Palos Verdes Drive circles the Palos Verdes Peninsula and offers wonderful views of LA Harbor, Catalina Island, Pacific Ocean, spectacular coastline views and city lights.  If you only have an hour to see the area, my suggestion is take 'The Drive' around the Peninsula.  You'll want to return for a sunset or two.   Palos Verdes Dr. West real estate statistics for November 2008: Active Listings:  13 homes are currently listed for sale priced from $1,074,900 to $6,280,000. Donald Trump has sued the City of Rancho Palos Verdes for the sum of $100 million accusing the City of fraud and civil rights violations alleging that the City has prevented him from making ceretain improvements to the Trump National Golf Course which he feels is needed to maintain the "Trump Image". The main allegation included in his lawsuit is that the City forced him to obtain numerous extensive geological studies in order to build homes adjacent to the Golf Course which Mr. Trump believes were unncecessary and were only done to exact large fees from him. The problem with Mr. Trump is that he believes that the rules that everybody else plays by are not written to include him. The best example of this was when he erected an over-sized American Flag which did not comply with city ordi...

On Wednesday December 17th, the California State Supreme Court denied the City of Rancho Palos Verdes appeal of the Appelate Court's decision allowing homeowners in the Portuguest Bend landslide moratorium zones the right to develop their properties. Said RPV Mayor Larry Clark, "We are quite disappointed that the Supreme Court did not take this case. The city's position has been that we cannot allow development in a landslide hazard zone unless the property owner can prove that it would be safe to do so. The Court of Appeal has now said the city cannot do that without paying compensation to the property owner." Portuguese Bend Landslide area, with Livingston Quarry at Ladera Linda in upper center Councilman Douglas Stern, an attorney, stated, "The City Council will have to determine wha...

The Rancho Palos Verdes Planning Commission last Thursday approved the redesigned Trader Joe's store proposed for the Golden Cove Shopping Center at the corner of Hawthorne Boulevard and Palos Verdes Drive South, at the previous location of the Golden Lotus Restaurant. The new design reduces the planned height of the 11,000 sq. ft. store from the previous 38 feet to a height of approx. 26 ft. 3 inches, and reduced the size of the planned store from the previous design of 16,000 sq. ft. The new store is planned to be approx. the same size as the current Trader Joes in Riviera Village and Rolling Hills Plaza. The Rancho Palos Verdes City Council still needs to approve the store, but is expected to approve the revised plans. Construction is expected to start during the summer of 2009 in or...

Last night, the Rancho Palos Verdes City Council approved, by a 3 to zero vote to approve the expansion plans as modified for the St. John Fisher Catholic  Church on the corner of Crenshaw and Crest Roads in Rancho Palos Verdes. The new expansion plans include  a new 17,000 sq. ft. main sanctuary with a 74 foot lighted cross.  Picture of model by Steve McCrank/Staff Photographer for the Daily Breeze The church will also refurbish the current sanctuary into an athletic and activities center as part of the $20 million project. Many local neighbors had raised questions about the size and location of the new sanctuary claiming that it was too imposing of a structure at the corner of Crenshaw and Crest. It is not known at this time whether these neighbors might file a lawsuit appealing the C...

Wealth is created for the masses when real estate values are on the rise.  Fortunes are built by the few when the real estate market is tanking.   Donald Trump swooped in and stole purchased an oceanfront golf course in Rancho Palos Verdes, California after a sink hole swallowed the 18th hole.  While the previous owners spent months and millions correcting the problem the project came to a grinding halt, and creditors were soon knocking at the original developer's door.  Enter The Donald.    The savvy bankers knew who to call to the rescue. As a shameless, self-proclaimed savvy real estate agent I'm following those bankers' example. Here's the first group of clients I'm calling: Residential Income Property Investors:  Yesterday I sent listings of bank owned residential income properties...

Marineland of the Pacific, which opened in 1954, for many years provided the primary tourist attraction in Rancho Palos Verdes. The attractions of Marineland included the 320-foot Skytower soaring into the blue ocean-side sky at the park's entrance, the splashy acrobatics of Orky and Corky the killer whales, Bubbles the pilot whale, and snorkeling the curved, faux-rocky recesses of Baja Reef amid rainbows of tropical fish. Marineland was only the second oceanarium in the United States when it opened to the public Aug. 28, 1954. The first was Marine Studios in Florida, which was originally built to photograph animals and simulate the ocean for motion pictures -- but soon became a major tourist attraction.Marineland's first owner, Oceanarium Inc., owned by investment banker Henry Harris, ...

The City of Rancho Palos Verdes has begun a temporary program to provide "amnesty" to those residents who have had certain types of construction work performed on their homes without obtaining the required permits. The program, which began December 1st and will continue through May 3rd next year provides a mechanism for approval of certain types of work, such as re-roofing, small additions and pool installation that have already been completed with the City's required permits. The program will waive the penalty fees normally associated with "after-the-fact" approval os such projects which are twice the regular permit fees for the job. Property owners will only have to pay the regular permit fees normally charged. The work completed will have to comply with building codes and will requir...

In 1960, General Telephone and Great Lakes Property Inc. (which owned thousands of acres of land on the Palos Verdes Peninsula, purchased from Frank Vanderlip, Jr. and the Palos Verdes Corporation in 1953) proposed a 400 acre "campuslike science center" near the intersection of Hawthorne Boulevard and Crest Road in Rolling Hills Estates. They spent $250,000 on glossy ads for the "Palos Verdes Research Park" (see ad below). This General Telephone ad was from "Harpers Magazine" July 1961, inside back cover.  Ad courtesy of Ed Sharpe Director/Archivist for SMECC and RHHS (now Peninsula High) Class of '70  (Del Cerro) - www.smecc.orgThe first tenant was Nortronics division of Northrop Corp., which planned a 100 acre development. The following is an excerpt from the PVP watch newletter dated November 23, 2008: "November 21st, RPV Councilman Tom Long distributed his Newsletter making reference to an item now pending before the RPV Council; the appeal of Saint John Fisher Church's desire to modernize the church facility. In this instance, Councilman Long seems right on target when he states "Our actions border on abuse of power" and that the Council's actions are "design by hearing." Apparently Councilman Larry Clark has a new expression "de novo," let's start over. Why start over? The planning commission approved the project. There is history of testimony & submissions. Should the Council's actions be to start over thus becoming the Planning Commission, or should the Council's responsibility be to judge the merit...
