The Rancho Palos Verdes Plannin Commission will continue its review of a proposed 40-unit affordable housing complex for seniors at its next public hearing on January 27th. AMCAL Multi-housing Inc., plans to build a two story apartment complex on a 19.3 acre parcel at the northwest corner of Crestridge Road and Crenshaw Boulevard. The units will be restricted to residents age 55 and older. The Project will also include a 1,100 sq. ft. clubhouse, 58 parking spaces and a bocce court. About 17 acres of the property would be disgated open space. The sitge is quite hilly and will require a 25 foot retaining wall to provide a flat site for construction. The City's Redevelopment Agency purchased the site in 2000 for $700,000. The City must provide affordable housing at this site by March 2010 ...

Dear Rancho Palos Verdes City Council, I am writing in regard to the January 21st meeting that will address the appeal of the zoning change for the Valero Gas Station.  Ever since this issue came before the Planning Commission I have made more friends of my neighbors than ever before in my 33 years as a resident of Rancho Palos Verdes. The majority of Los Verdes residents have united in their rejection of the zoning appeal of the Valero station from R4 to CL.  Indeed, we are adamant that changing the zoning will have a deleterious effect on the quality of life for hundreds of us because of the obvious increase in traffic along Granvia Altamira, an artery that is already clogged during school hours since it is a feeder for Montemalaga School, Vista Grande School and Palos Verdes High Sc...

Vista Grande Elementary is located in the beautiful area of Los Verde's on Purple Ridge. It received five stars. Here is what parents have to say about the school:   Posted June 22, 2007 Strong academic programs, many extracurricular activities, including a variety of after-school enrichment programs, and active parental involvement make Vista Grande an outstanding school. Academic excellence and good behavior are emphasized. Although the students are mostly high-achieving, the school environment is not competitive. ALL the students are recognized for their accomplishments, big and small. I think the teachers and principal are doing an excellent job of teaching the students. My children look forward to going to school everyday!Submitted by a parent Write your own review Posted June 21,...

Two couples in Rancho Palos Verdes have sued the City of Rancho Palos Verdes claiming that any attempt to enforce the 20 year old view restoration ordinance is void under the statute of limitations. They claim that anyone filing to force their meighbors to trim or remove their trees to restore their pre-1989 views have now waited too long to attempt to enforce the ordinance. The ordinance provides that homeowners can appeal to have trees removed from neighbors lots to resotre the views that were in existence when their lots were originally subdivided. Therefor, if a property was originally subdivided in 1961, owners could appeal to the city to have the original 1961 views restored. There is also a separate and less complicated "view preservation" portion of the ordinance that simply all...

Driving home late this afternoon I suddenly came upon a thick fog bank just as I was rounding the corner to my home on the "cold" side of the Palos Verdes Peninsula.  Having lived in the same neighborhood for 30 years, I have gotten used to the fog wall at random times, but today's incidence was particularly strange.  About every couple of hours the fog would completely dissipate and you could see for miles over the ocean.  My husband had planned to wash his car when the fog rolled in and I found him sitting in the living room a few minutes later because the skies had cleared again.  Everyone knows you shouldn't wash a car when the sun is out because of all the streaks you get.  And, then, minutes later, we were socked in again!  So, he ambled down to the garage to pull out his car and ...

Seniors picture courtesy of google.com   I just read an interesting article from Senior World talking about how a Hermosa Beach woman was being stolen form by her caregiver and since the woman was blind, suffered from dementia and she had no idea she was being ripped off.  This is really sad and she also like so many seniors in the South Bay have no family that lives near by. But Thanks to the Caregiver's supervisor that reported financial descrepancies to the Police and missing checks the woman's caregiver was apprehended. Here is a quote from the article for the Seniors from "It happens a lot more than people think," said Capt. John Eberhard of the Palos Verdes Estates Police Department. "Some of these people are widows or widowers, and they may not have any family. They get a teleph...

The Portuguese Bend Club is a private beach colony that has existed since the 1940s. Now, there are 94 homes there and their occupants live alongside a landslide that presents a tolerable amount of inconvenience. Portuguese Bend club before landslide Covering 38 acres with a half mile of coastline, this area was once a haven of summer cottages and small homes built on land leased from Palos Verdes Properties. They were the typical 1940s weekend places where people went to have a quiet time at the beach. Back then there was a clubhouse, restaurant, paddle tennis courts, 50 foot swimming pool, a sandy beach, and a485 foot long dockwhere boats could tie up. The restaurant, dock and clubhouse are gone and have been replaced with a volleyball court, playground equipment and, of course, the c...

I have been out showing property all day and my client has to miss out on 5 properties that sold before we came back to the office over the last 4 weeks. Every trip out by the time my client finishes the tour, the property he is interested in has sold before he has had time to write an offer. Luckily, there are still several great buys left this week. *Best buy of the week with the most potential for Ocean View Fixers this week and it is still available goes to priced at $929,000.00 just reduced. THis home has over 2396 sq. ft and a pool. Family room and peak a boo Ocean Views from the living areas. It needs to be updated and it is in the Pointe Vicente Elementary School and Ridgecrest Middle School. If this home had another story added to it the ocean views from the 2nd floor would be ...

The Ladera Linda neighborhood is woven into the hillside above Trump National Golf Course with spectacular views of Catalina Island and expansive views of the Pacific Ocean. Located off Palos Verdes Drive South it is minutes away from recreation (think hikes, biking, beaches and more) and work (freeway access is less than 15 minutes away).   I'm fortunate to have several past clients living in the neighborhood so I keep close tabs on what's happening in the neighborhood.  Ladera Linda has a very low turnover rate.  No one wants to leave the views and climate behind!    Below are the Ladera Linda stats for 2008: Currently there are two properties for sale in Ladera Linda priced at $1,150,000 and $1,229,000. One home sold in 2008 for $1,329,000. One listing expired and was not placed back...
