The Portuguese Bend Club is a private beach colony that has existed since the 1940s. Now, there are 94 homes there and their occupants live alongside a landslide that presents a tolerable amount of inconvenience. The owners of the Valero gas station in Rancho Palos Verdes at the intersection of Granvia Altimira and Hawthorne Blvd. are continuing to pursue their request to the City Council of Rancho Palos Verdes to rezone their property from its current zoning as Residential (with a special "automotive overlay" permitting its current use as a gas station) to that of "Commercial". The owners had previously requested approval to construct a new CVS Pharmacy at the site, but that proposal is no longer being pursued. Yesterday, I held open a new listing on Marne in Palos Verdes. I could not have asked for a more gorgeous day. It was perfectly clear with just the right amount of ocean breeze blowing through the home. The ocean views were stunning. There were tons of boats out and the water was sparkling like diamonds. I think I may have even seen a whale! The average sold price per square foot in the Country Club area for last month was $594. This particular listing is asking $426.46 a square foot. The Rancho Palos Verdes Plannin Commission will continue its review of a proposed 40-unit affordable housing complex for seniors at its next public hearing on January 27th. AMCAL Multi-housing Inc., plans to build a two story apartment complex on a 19.3 acre parcel at the northwest corner of Crestridge Road and Crenshaw Boulevard. The units will be restricted to residents age 55 and older. The Project will also include a 1,100 sq. ft. clubhouse, 58 parking spaces and a bocce court. About 17 acres of the property would be disgated open space. The sitge is quite hilly and will require a 25 foot retaining wall to provide a flat site for construction.
