We were fortunate to have Randall Lewis from Lewis Homes speak to our group yesterday @ WEREP. He said alot of different things....mostly that if you're going to buy, be sure it's a SCREAMING DEAL right now...and that he thought pricing should be dropping a little more still in the future....5-10% were his numbers/figures. Also, if you're a Seller, to drop your price down to where it needs to be in order to sell....if they want to sell, that is. Also, that the gas prices will probably help our area, since people will look for more local jobs to save on gas so unemployment should improve.... Just returned from the CAR Conference in Sacramento last week. Fannie Mae announced  today new, national policy on down payment requirements for conventional, conforming mortgages the company will purchase or guarantee. Starting June 1, 2008, Fannie Mae will accept up to 97% LTV ratios for conventional, conforming mortgages processed through DU, and 95% LTV ratios for loans underwritten outside of DU, in all geographic locations in the United States. "The new national down payment requirements of 3 or 5 percent will apply to loans for purchase of single-family, primary residences. I have worked with multiple home owners on listing their property and waiting too long for the bank to say, "Yes." I have recently been educated on how to package offers on homes and getting a response from the Lender as early as 2 weeks. This system is fast and has multiple positives to it. A typical scenario would be for a home owner to be insolvent to pay any more debt. They can no longer afford their mortgage and are ready to walk away. The home owner owes $450,000 and the new sales are $320,000. I offer them a way to save their credit and not ruin their credit with a foreclosure. The "Debt Forgiveness Act" has allowed home owner's to receive 1099 for the difference in a sale/foreclosure. In this case, it was upside down $130,000.
