Work related deductions are great for reducing the amount you owe to Uncle Sam at the end of the year, but it may reduce your qualifying strength. Many will argue that the amount on a W2 is true income and i agree, but  FHA, lenders, and their investors collectively are requiring that the job related expenses of the previous 2 years be deducted from the overall income. This can be detrimental depending on how much you decide to write off every year. I truly enjoy hosting open houses at homes like one at 9335 Friant Street in Rancho Cucamonga. The house is very clean and has been well maintained and offers many features attractive to buyers - open spaces, large closets, comfortable kitchen, sparkling pool and spa, covered patio, private backyard. Those things are all very important, but what sets the house apart to me is the view from the second story. Buyers focused on the size of four bedrooms and the walk-in closets in three of them may not take time to pull back the drapes or peek through the blinds to see the outside world.  But as they prepare to descend the stairs, they can't help but notice the large window illuminating the stairway and framing the outside world.
