When You See Dead People . . . I know that sounds kind of crazy, but what if you think your Rancho Cucamonga house has ghostly activity?  'Who You Gonna Call?'  Well if it's a California Real Estate Agent, you may want to read this . . . Q.  Should you disclose your paranormal phenomenon? A.  It probably won't do a lot for your home's value, but the answer is a resounding YES!  You must disclose any haunting spectral things that go bump in the night because failing to disclose them could cost you a liability suit. It's true that some state disclosure laws don't deal with ghosts, poltergeists and other paranormal apparitions, but they do address death as a stigma.  Here in California the law says you don't have to disclose a death that occurred more than three years before the sale. Cali...

I am preparing, like many other Realtors in my local area of Rancho Cucamonga, to begin holding Open Houses in the near future.  There are a number of things that are positive about Open Houses. 1)  Allows my sign, my name and hopefully past clients to see and reconnect with me 2)  Allows new Buyers to see those and hopefully connect with me 3)  Gives me a chance to show and sell the home I'm holding Open (it's happened at least once during my 18 years in Sales of Real Estate lol) 4)  Gives me a chance to bake cookies and hopefully not eat half of them   What is your favorite part of Open Houses??? What days are you holding yours and why?   I think it's so great to have ActiveRain to compare and help one another. Thank You to all of you for contributing to me and one another.  You're Th...

5 Tips to Create a Green Neighborhood Share your soil Satisfy your conscience as well as your green thumb by tending a patch of neglected earth. Condo or townhome owners might elect to join a community garden, but wait lists for these plots can easily stretch on for years. Enter groups like Urban Garden Share, which match up property owners with would-be sharecroppers. "It is kind of like online dating for gardeners," says Amy Pennington, head of the program that currently boasts 240 active members in Seattle. Property owners list offers of space and water on the website, and interested gardeners typically supply seeds, tools, and labor. Gardener and garden owner can share the bounty. Pennington says that costs and labor usually come out about even for both parties. Depending on plot si...

About  California Foreclosure Trends and Listings Foreclosure is a process that allows a lender to recover the amount owed on a defaulted loan by selling or taking ownership (repossession) of the property securing the loan. The foreclosure process begins when a borrower/owner defaults on their mortgage payments and the lender files a public notice, called a Notice of Default. The California foreclosure process can end one of four ways: The borrower reinstates the loan by paying off the delinquent amount. This grace period is also known as pre-foreclosure. The borrower sells the property during the pre-foreclosure period. The sale allows the borrower to pay off the loan and avoid having a foreclosure on their credit report. A third party buys the property at a public auction, (the Truste...

An RC Now commenter's recommendation of Candelas, the new restaurant at Victoria Gardens, helped me and a group of friends decide where to take a birthday gal for dinner the other night. After finishing my entree and sampling a half dozen others, it became clear that Candelas has the classiest, most creative menu at the mall. Flemmings fans might object but what can I say, I'm a Ruth's Chris gal at heart.  Candelas is one of those fancy restaurants where horchata is a cocktail and lobster is served on the side.I devoured my Salmon Epazote ($15) which was a filet with epazote and almond butter on a bed of green rice with lobster-tequila sauce. Also recommended is what's pictured, tequila-flamed jumbo prawns over tuna sashimi in a balsamic demi-glaze ($19.50). The birthday girl got a comp...
