Vintage Highland's is a great place to buy a home!  See the video tour below of the community.   As a Realtor and a 32 year resident of Rancho Cucamonga one of my favorite communites in the City of Rancho Cucamonga is Vintage Highland's which is located just North of the 210 fwy in between Milliken and Rochester. Living in Vintage Highland's you will have quick access to freeways, schools, shopping centers, gas stations, parks and restaurants. You are secluded enough to have your privacy but close enough that you are conveniently located to your favorite destinations. The Vintage Highland's real estate market is always very active. One of the main reasons is because Vintage Highland's is the most affordable neighborhood North of the 210 freeway along with being a family friendly communi...

Honor Our Veterans On Veterans Day  Veterans Day is the annual federal holiday that honors our military veterans that is usually observed on November 11. Veterans Day is not just another paid holiday to sleep in. Remember to Honor, Respect, and Thank our Veterans for their service to our country.  Remember those that gave the ultimate sacrifice for the freedoms we enjoy. My first calls will be to my Father who fought in 2 wars and my Brother who is medically retired from serving in 1 followed by calls reaching out to touch several other relatives and friends who have served or who is currently serving our Country.  I want to honor our Veterans on Veterans Day and never let them forget how proud I am of them. How do you plan to honor our Veterans on Veterans Day this year?

As in most cases many homeowners don't realize that there is a better alternative to walking away from their home and letting the bank foreclose. Some of the advantages of doing a short sale are staying in your home longer while saving money, bank giving you relocation assistance money, being able to buy again in 2-3 years and probably most important is that bank will not come after you for the deficiency. The 3 common questions from homeowners are "What is a short sale?" "What is the short sale process?" and "Do I qualify for a short sale?" Of course every situation and outcome is different but with the right real estate professional who understands the complexities of foreclosures and short sales, this process can be the most beneficial to a homeowner who can no longer make their ...

Who Controls the Real Estate Prices in Rancho Cucamonga As Real Estate Agents we like to think we have some effect on the Rancho Cucamonga home pricing, but we realize home prices are determined largely by the Buyers, and to some degree, the Sellers.  It doesn’t matter how good an Agent is, or how much money they spend marketing the property, if Buyers feel like the sales price is too high, the house won’t sell!   No amount of skill or marketing on the Agents part will entice a Buyer to pay significantly more than what a property is truly worth. As a Seller, you definitely want an Agent that knows how to market and position your Rancho Cucamonga property.  However, finding a Rancho Cucamonga Listing Agent that knows how to effectively price in this market should be your #1 concern as ...

Did you know that a lot of the laws that favor selling your Rancho Cucamonga home through a Short Sale will expire by December 31, 2012? Here are a couple of Short Sale Related Laws you should know about as a Rancho Cucamonga Homeowner. Senate Bill 931, states that lenders who have agreed to approve a Short Sale do not have the ability to obtain a deficiency judgment against the Seller after the Short Sale is completed. The law applies only to first mortgage loans secured by one to four residential units. Immediately following Senate Bill 931, Senate Bill 458 came along and extended the same protection to any secondary or junior loans (such as home equity lines of credit (heloc) or fixed secondary mortgages) involved in the transaction.  Meaning that after agreeing to the terms of the...

Is California's Real Estate Market Recovering? Investors have been buying up large shares of the housing market, turning them into rental units.  While this has assisted in stabilizing the housing market, the budget conscious consumer will find far more practicality in home ownership.  According to a recent report from CAR (California Association of Realtors), owning a home is currently more affordable than renting in 98 of the country’s 100 largest metropolitan areas. Interest rates are greatly in favor of home ownership, especially in areas where there have been more foreclosures creating a larger number of vacancies. The bulk of the vigorous market investments lie primarily within the coastal areas, with strong interests focusing on San Diego and Los Angeles.  California led the way ...

The Great American Shakeout 2012  Earthquake Preparedness Yesterday on October 18, 2012 at 10:20 a.m, over 14 million people all over the United States and other parts of the world participated in the Great American Shakeout. It was first started in California in 2008 where governmental offices and schools teamed up with law enforcement, fire departments, business leaders, community activists and medical staff at local hospitals. It is a simulation of a high magnitude earthquake and everyone is given a role. Kids and employees may be bystanders, injured persons or employees. Now there are so many volunteers who help in this drill. It is very realistic as fake blood is used and the injured are wrapped with bandages and taken to the hospitals for treatment. This simulation is a good learn...

Fuddruckers World’s Greatest Hamburger   This week I met a client at Fuddruckers and she thought it was wonderful. I guess their slogan is right, “The World’s Greatest Hamburgers”.   Stop in and try their sandwiches 1/3  or 1/2 lb. burgers of 100% beef, chicken, plus they carry some exotic sandwiches; Buffalo, Elk and Wild Boar.           Try their huge milk shakes, and the onion rings are delicious. They have lots of veggies to pile on your sandwiches, sauces and two kinds of hot cheese to add to your meal. Oh, don't forget the pickles!               Ontario Location 4423 East Mills Circle Ontario, CA 91764 (909) 980-4089 www.fuddruckers.com Go to their website to see where their is a location near you.   California is a dream come true state no matter what your needs or wants are. Rancho Cucamonga Real Estate Market Update 2012   Back in April I invited you all to Climb on Board And Take The Ride! That blog post had a video analogy of the historic US Real Estate Home prices adjusted for inflation and plotted as a roller coaster ride. What did we learn . . . the 90 degrees straight up and 90 degrees down on Kingda Ka is not for us! Thank goodness that ride is slowly coming to an end.   There are strong signs that the real estate market is beginning to slowly recover.  As a Listing Agent here in Rancho Cucamonga, every one of my teams listings in 2012 have had multiple offers.  One of the main reasons is there are fewer houses for sale compared to this time last year.  The market is no longer flooded with inventory.  Foreclosure filings are down 16% in 2012;  The l...
