Pleasant Hill is surpassing all Bay Area cities with the growth it is seeing within the real estate market. The $300,000 price tag for a Pleasant Hill home is a thing of the past. The median sale price in January of 2014 was a whopping $653,000 up from $366,500 in January of 2013, that’s a  78% increase. I haven’t seen that large of a spike in years! And like many other surrounding areas, the supply has decreased over the year, from 41 in January of 2013 to 39 in January 2014, not a huge variance, considering the sale prices are likely enticing home owners to sell sell sell. I watched an informational video by the National Mortgage Post (click here to see it) regarding terms that Realtor's use in their ads.  Some of these terms we have used for decades could now place you in a position for a potential lawsuit IF it offends someone.    Did you know "his or hers closets" or "master bedroom" could be offensive?  In fact, one appraiser stated they are no longer are allowed to use "master bedroom" any longer.  They now call it "main suite" or "main bedroom".    Take a second to watch the video and share your thoughts or experiences you have encountered down below.

Karen Deiss asked on her facebook page for lenders, what were some of the stupidest underwriting conditions you have ever had.  Here's what the top 24 answers were: Underwriter wanted “high school transcripts.” Underwriter would not allow escrow for scraping and painting condition on appraisal. It’s Michigan in January and underwriter was in Arizona. Underwriter wanted proof that borrower was no longer under house arrest. The 1003 showed they had a 1-year old child. When making a listing presentation, I’m sure you discuss the open house option with the seller. Here are 9 ideas that you can use with your listing presentation on the unique ways you would hold an open house—and how you plan to get it sold! 1. Prepare CD’s with at least 20 pictures of the home and attached a CD label with the picture of the home, the address, listing info and a “note to pass on to a friend”. 2. Sorry to admit that but they aren't all smooth as silk. The June 2012 Pleasant Hill Real Estate Market Summary is the story of changing demographics creating new competition for Pleasant Hill homes.   Let me start with the numbers. In June, 2011 there were 93 detached homes for sale with an average Absorption Rate based on Pended sales of 32.3% (i.e. the percentage of listed homes that went into contract). In June, 2012, there were 23 detached homes for sale with an Absorption Rate based on Pended sales of 121.7%.   What?  More homes went Pending than were for sale?  How can THAT happen?  The Pleasant Hill real estate market is so hot that homes are resold immediately if the buyer cancels the transaction or their financing cannot be concluded.  The new transaction shows as a new Pending on the same listing. There are so many good contractors out there looking for work and the FHA 203k is just what their Dr. ordered. It is a way to get busy, stay busy, and actually grow their businesses in a climate that is not thought of as robust at the moment.  We have been working with some of our contractor's since the mid 1990's and it is refreshing to  see some new faces mixed in with the old ones as more contractors find the program. Two in two days... things are heating up with regards to the FHA 203k loan proram in Pleasant Hill CA. I love this as this is where I went to high school and a couple years at the Jr. College. wonderful community and more nice people moving into the area and fixing their new homes up with the program.  I love this business where we get to see smiling faces most every day as they decide on what repairs they will make going into their new home. Mark your calendars for April 27th at 1 - 3 pm for another event being held by Bank of America and the Jim Black Team. Jim is very knowledgable and you can't go wrong with his team.
