I couldn't have had more perfect weather for an open house by the beach! Clear skies, 75 degrees, a light breeze, and nobody else was holding a property open anywhere in the neighborhood1 I was rewarded with great traffic and lots of solid leads. Sunshine poured through all the windows, the newly remodeled kitchen sparkled, and with all the rain we've had, the front and back gardens were full of flowers and looked great. My Valentine themed food went over really well...I passed out a dozen miniature Chinese take-out boxes filled with candy hearts and Red Hots, with my biz card attached on one side and a brief property description on the other. I even did water bottle labels advertising the listing. The water was especially appreciated, as I had lots of beach-goers walking back to their ...

I am a friendly, caring woman, and as a Realtor, with Keller Williams Realty Central Coast, work very hard behind the scenes for my clients (Buyers and Sellers). Good thing I am detail oriented and also patient. Being a good Realtor takes a lot of time managing an enormous ammount of details. They can not see ALL I do for them. They do not see me research or the many emails/phone calls I make to find the availability of the property my client wants to view at a time that works best for them, or time it takes to make print out for them of properties we will go see. They do not see the time involved searching for comparables of Solds or Active Listings so they know what price to offer for the home they really want. They also do not see the dollars that have been spent for them for the lar...

"At a recent 2010 Fidelity Title Kick-off  at the Hyatt in Westlake outgoing president of the Conejo Valley Association of Realtors, Connie Reed, of Aviara Real Estate, and Lisa Anglin of Fidelity Title performed a skit called "Life of a Realtor".  And lucky for us the cameras were rolling!" http://www.vendoralley.com/2010/02/01/life%20of-a-realtor-video/ Hilarious!  Puts a lackluster year into perspective.... This freshly painted and carpeted doll house is only 811 s.f., but it feels much larger. With two bedrooms and one bath, roomy updated kitchen, and dining area, it's the perfect beach house getaway. It's located at 135 Boeker Avenue in the Shell Beach neighborhood. Though it does not have an ocean view, it's ripe for a second story addition, which would give you a fantastic view! And it's a one-block stroll to the sand. All this for a great price: $425,000! This home is the only stick-built SFR in Pismo in this price range! If you'd rather be a landlord and collect the rent, this is an ideal investment. This cutie is vacant and easy to show, and best of all, I will be holding an OPEN HOUSE Sunday, February 14, from 1 to 4 PM. Then afterwards, take your main squeeze for a delicious dinne...

According to a recent survey from Foreclosure Radar, a leading web-based research firm that monitors foreclosures in California, the number of foreclosures in California decreased in December '09 as compared to December '08. When comparing SLO County to other counties with in the state, however, the number of foreclosures actually went up when comparing December '08 with '09.  However, when comparing the volume of foreclosures in San Luis Obispo County with other counties within the state, SLO County barely registers.  This, in large part, can be credited to the county's geographic location, but most importantly, to its ridged control over growth. If an educated conclusion can be drawn from this industry survey, volume should be used as the most import factor as it applies to evaluating...

I took this course and have listed and received an offer on my first short sale transaction.  I also have two back up offers in place (which I have NOT sent to the lender because I don't want to CLOG up the system.  That is part of what the current problem is...we only need submit one offer at a time.  I received the offer on the property within five days.  I priced it aggressively because a sale date has already been set.  I am hoping the lender will stop the foreclosure.  Will keep you posted on my progress.  Good Luck to all of you other "short salers" out there!    Connie Winstead, Realtor & CDPE, Signature Properties, Arroyo Grande, CA.  ************************************************************************************** The Distressed Property Institute Responds to National Deli...

I have to admit, I'm writing this article blog out of self defense.  I get frustrated trying to read poorly-formatted blogs.  Sometimes I'll start reading a blog that rambles on and on, with no pause, and no apparent point -- and I simply give up and move on to another blog. No, I'm not going to lecture you on spelling or grammer.  1 or 2 typos won't hurt anything, contrary to popular belief.  We all do it and are willing to overlook a minor mistake. Here are 7 tips for getting a reader interested in your blog, and reading it all the way through: 1. TITLE.  It should be short, use key words, and include a verb.  Most of all, it should make a reader curious so they'll click on your blog to find out more. 2. FIRST SENTENCE.  The first words need to catch attention and draw the reader in. ...

TRILLION: I don't even know if my calculator can compute that high! Watching our President Obama and Congressional leaders talk about our federal budget, debt, credit, and deficit (and the legacy we are leaving for our children), I started thinking about the SPENDING that is mind-boggling. These "experts" throw around "trillion dollars" like it's a stack of $1 dollar bills.  I don't think that even they are aware of how much it really costs each of us!  This email has been making the rounds as "What the heck happened?" or a similar title.  It illustrates a BILLION DOLLARS.  Now remember, a TRILLION is 100 times MORE than a BILLION!  See the dollar on wheels? I just had to share this story with you!  Emailed message is below: How many ZEROS in a BILLION? This is too true to be funny. The ...
