While Pismo Beach also suffered price decreases in median sale prices from $765,000 in 2005 to $620,000 in 2009, these decreases are moderate.  Compared to many cities in San Luis Obispo County that saw double-digit declines, Pismo Beach was subject to single-digit declines, beginning with 0.33% in 2005 and ending in a loss of 9% in 2009.Over the five-year period, with the exception of 2007, home sales in Pismo Beach also fell each year.  The lowest number of homes sold in the five-year period was at 91 sales in 2009.  This figure is almost down to half of what sold five years ago.   Wondering what the market for home and condo foreclosures is like in Pismo Beach?  Here is your answer:  Pismo Beach, California foreclosure activity:  There are 139 active and pending homes and condos in Pismo Beach currently.  Of those 139 properties, 9 homes are foreclosures and 12 are short sales.  Looking back six months, there have been 35 sales in Pismo Beach with an average listing price of $671,239, and an average selling price of $616,669, so sellers are getting about 91.8% of their asking prices in Pismo Beach indicating some significant bargaining room for buyers.   Average days on market were 172 with $393 per square foot paid.  Of the 35 property sales, 9 were foreclosures (25%) and 5 were short sales (14%).  So although there are not a tremendous amount of foreclosures ...

Is it Shell Beach or is it Pismo Beach, California ?? Pismo Beach is located in the Five Cities Metropolitan Area.  Shell Beach is a populated place "within" the city limits of Pismo Beach.  Pismo Beach is located south of San Luis Obispo and North of Arroyo Grande, California.  As of the census of 2000, there were 8,551 people.  Pismo Beach has a total area of 13.4 square miles.  Pismo means "tar" in the language of the native Chumash Indians.  Through the late 1880's and into the 1920's, Pismo Beach experienced growth and ever increasing tourism.  The El Pizmo Company built the Pismo Dance Pavilion, which would today be in the city parking lot.  They also built Tent City, which was two full blocks in size.  The El Pizmo Company offered tents for rent and lots for sale.  They enticed l...

Day 1 was beautiful, once we got 45 minutes north of Carlsbad and the sun came out. Good thing. I had visions of a trip along the coastline with more marine layer. We paid a quick visit to Surf, CA  (top photo) - yep that is the name - nothing but a beach and, oddly, an Amtrack stop by Vandenburg AFB. Driving through Lompoc the evidence of the horrific fires from last year were much in evidence. We stayed in Pismo Beach, which is a small, charming seacoast town about 3.5 hours north of LA. Fabulous views from our room, as you can see. Lots of seagulls, including the one who hung out below our balcony clearly waiting for handouts. Today we head up Route 1 to Big Sur, which has incredible views. Should be fun.

Better get here early...the fun starts at 1 PM and finishes with a grand fireworks display after dark. The center of the party is the Pismo Beach Pier, and parking will be difficult, so carpool if possible, come early, take the bus...whatever you need to do not to miss the show.  There will be live music, military bands, clowns, and food. followed by the      traditional, fantastic fireworks show. This year the weather gods should cooperate with NO FOG! (This has not always been the case, as I can attest from personal experience). If you're going to stay for the show, plan to have folding chairs, a blanket or two, and even a jacket (it gets cold at the beach after dark). You might even want to stake out your spot on the beach early in the day...it's that popular! More information: 773-4...
