The average 30 year mortgage rate is 3.52% national average.  We are seeing the rates creeping up, and inflation is going up too.  We see the prices of property going up!  Rents are going up!  Foods going up!  Fuel is going up!  But of course the Feds. don't count food, energy, and home prices!  See my my site www.myslohomefinder.com for all your San Luis Obispo County home search needs. The Day Ahead: U.S. Trade, Jobless Claims, GDP   The U.S. Trade balance in January widened a little more than expected. The trade deficit widened to $44.4 billion from $38.1 billion in December. The consensus expected a trade gap of $43.0 billion. Exports declined 1.2 percent after gaining 2.2 percent in December. Imports rebounded 1.8 percent after a 2.6 percent drop the prior month. Jobless Claims are...

Have you been to the grocery store lately?  Food prices are up!  Fuel prices are up!  I went to a gas station yesterday to fill up my small pick up truck.  Next to me was a man filling up his diesel "monster truck" as I call them.  My total was $76 and he looked at the amount and said "that's not fair!".  When I looked at his pump, I saw his total was $213.  He then added, "It looks like I have to get a truck like yours!".  I added I wish I could do without a vehicle and not use fuel in protest!"  He nodded and left. But of course the Fed. doesn't count food and energy when they establish the inflation rate, so it is underestimated.   The Week Ahead: No Data Today, All About Europe and Next Week           Yesterday’s robust batch of economic data brings the calendar of domestic reports ...

Are we seeing stagflation coming back?  In the 1970's that is what they called it when we had high inflation and no economic growth.  But is there opportunity here?  I remember one of my elderly clinets told me he bought a 3,000 sq. ft home on about an acre in San Luis Obipso in the early 1970's.  Their house payment was about $136 a month. He said his wife want to buy more property, but he was afraid to do it due to his fears.  He said he had to listen to his wife's "I told you so" ever since.  At the end of the 1980's their home went up about 300% because of the location.  Go to my web site www.myslohomefinder.com for all your home search needs! What's ahead: The Most Data Of The Week   Headline inflation is lower than expected but higher at the core rate. The Consumer Price Index for...

2012 Pismo Beach CA Mid-Year Real Estate Market Update The first half of 2011, foreclosures and short sales comprised 26% of the Pismo Beach real estate market, and that number dramatically decreased to about 10% in 2012.  The number of short sales went down considerably.  Average sale price went down about 4%, and average asking price plummeted 12.4%.  Of course, the asking prices could reflect the type of properties that were listed during that time period more than sellers actually asking less for their properties. If you are considering selling your Pismo Beach CA home and you would like a comparative market analysis, feel free to contact my office at (805) 938-9950 and set up an appointment.  I specialize in short sales and distress sales.  If you are interested in buying a home in...

Be sure to get a home building inspection, a pest control inspection, and any other type needed.   Would you ever buy a used car without having your mechanic inspect it, test it, check it out completely?  No, you would get it inspected by your trusted mechanic, because you want to ensure that your car is in good condition before you pay for it and drive it off the car lot.  Well, your house is an even bigger investment than a car, isn’t it?  So of course before you commit to a purchase that’s hundreds of thousands of dollars, you want to know what condition your new home is in.  Your Realtor® will recommend getting a professional home inspection from a reputable company.  In some states, home inspectors are licensed by the state.   Always ask if the home inspector is a member of CREIA (...

Review of Home Sales & Median Sales Prices in Pismo Beach: 2009-2011   2009 2010 2011 Sales 70 65 115 Median Sales Prices $662,500 $549,000 $535,000 Avg. Days on Market 145 126 170     For the past three years, the median sales prices of stick-built single-family homes in Pismo Beach declined year to year.  The median sales price dropped by about 17% from $662,500 in 2009 to $549,000 in 2010, and again by about 2.5% to $535,000 last year.   By 2011, the drop in sales prices created more affordability.   This could be seen by the spike in the number of homes sold last year, which was an almost 77% increase in home sales.   The average number of days needed to sell a stick-built single-family home shortened by 19 days from 145 days in 2009 to 126 days in 2010.  While more homes sold in ...

The Open House Kit You do have listings, right?  And you do hold open houses for your listings, correct?  Of course you do!  So do we.  That's why we created a handy-dandy little checklist, which we're gladly sharing with you below! Take some time and put together an open house kit.  You’ll need to gather all the supplies you will use frequently and put them into a rolling cart that you can simply pop into your car each weekend.  Or you can simply leave the kit in the trunk of your car (and remember to drive the same car to your open houses each week). Have a ready kit assembled will save you tons of time and make your prep smooth and stress-free.  When you’re focused on getting lots of folks to your event, and with the energy you invest into talking to people, the last thing you need t...

Each year, thousands of vibrant orange and black monarch butterflies flock to Pismo Beach, seeking shelter from the freezing northern winters. From late October to February, the butterflies cluster on the limbs of eucalyptus trees at Pismo State Beach. The grove is easily accessible, located on State Highway 1 at the southern end of Pismo Beach, adjoining the town of Grover Beach.     Spectators come from all over the Central Coast and throughout the state to view the monarchs. The Pismo Beach colony is one of the largest in the nation, hosting an average of 25,000 butterflies over the last five years. Visitors are greeted by knowledgeable volunteer docents offering daily talks and information. During the season, the docent trailer opens at 10 am and closes at 4 pm daily. Daily talks ha...

Microsoft Office 365 is your online "office system" -- virtual email, calendar, word processing, & spreadsheets -- available to you from any internet-connected computer.  This is cloud computing at its best! Rather than a one-time fee to own the software, it's a flat fee of $6 per month per user, and multiple users can be connected to a single system to share documents and collaborate on projects.   One great new feature is "Lync" for instant messaging, audio and video calling, and online meetings.  The best feature is that the Mac-to-PC and PC-to-Mac problems are (mostly) eliminated, which is a huge plus for teams that are trying to collaborate documents across platforms. Is having a cloud office the way to go for the future?  With so many business professionals working from home and n...
