  Something that has been lost on the U.S. public is that basically the entire U.S. mortgage market has been nationalized since 2008.  Government controlled mortgages are now over 90% of the mortgage market.  In 2006 Freddie and Fannie were just 27%. In 2008 they were about 40%.  This was the year they were nationalized. In 2013 they are 68% and add in Ginnie Mae and FHA you come up with about 90%. I heard Byron Wien interview on CNBC.  He made a statement that we here at the blog agree with.  He said that there is no reason for tapering because the U.S. economy was totally dependent on monetary stimulus to keep the economy humming at 2% GDP growth.   Since 2009 the Federal Loan Modification Program has a re-default rate at 46%.  What that's telling us is that the loan modifications that were made, mostly lower interest rates, were still not enough for the borrowers to make their ends meet.  I talked to one couple that had a loan modification back in 2009, and they have stopped making their payments a year ago.  They informed me that they don't have the income to pay their bills. How do we win so many of the bidding wars for hot property?  My clients and I are very pro-active.  When we identify a property we like we have a multiple point plan.  Almost all my clients are families trying to buy a home for their family.  But I have also used the strategy to win the bid on investor properties.  You just have to change it slightly.  Here are my key strategies- 1.  We look on the MLS at least four times a day for properties in our client's price range.  We have our pre-approvals ready, and we jump on any offer as soon as possible.  We educate our clients that we must move fast!  The early bird gets the worm!  2.  We bid the price that is slightly above the most recent comp. What was the lowest mortgage rate in the history of the 30 year fixed rate.  The lowest I found was back in November 2012.
