March was a great month for the Orinda real estate market. The median sale price was $1,100,000, up from $900,000 in February; that's a 22% increase. In addition, the number of sold properties has increased year over year from 15 in March 2013 to 17 in March 2014, a 13% increase. And the month to month increase was roughly 22% with February sales being around 14. In addition the days on the market decreased which is another positive result of the shifting market. Orinda is among one of the many cities in the Bay Area that is really turning around. The changes are not swift, but they are steady.

The Orinda March 2014 home sales report for homes that closed escrow reflects the exclusive nature of luxury property sales – few homes on the market and prices are currently holding steady.  No foreclosure or short sales took place in March. On average Orinda homes are selling quickly.  Homes that closed escrow in March averaged 30 days on the market before an offer was accepted, though 13 of the 19 that sold were on the market less than 30 days.  Ten of the 30 homes now for sale have been on the market less than 30 days. Last month the median sale price was $972,500, a 45% increase in one month! In addition, the average days spent on the market has dipped from 33 in January 2013 to 24 in January 2014. The Orinda home sales report for August 2013 reflects the strong market for luxury homes along the Highway 24 corridor.  Active home listings (homes for sale but not in escrow) were reduced by half in the last 30 days, creating even higher demand for homes in Orinda and greatly reducing overall market activity. Of the 22 homes that closed escrow in August (down from 38 in July), 17 were on the market 30 days or less and only 4 were on the market longer than 60 days.
