When It Comes to Home Buying, Location Is King The real estate adage “location, location, location” has been around for decades. Real estate agents, investors and experienced home buyers will tell you that location trumps everything. I always advise clients that you can make changes to a home, but you can’t change the location — short of moving the house. Some neighborhoods change over time, of course, and most improve rather than getting worse. So as you set out to buy a home, should you look for the best home on the worst block? The worst home on the best block? The best home on the best block? (In real estate, “block” is a loose term for an area or neighborhood.) Here’s what you need to know. How to buy in a great area at a lower price A home could be in the best school district in t...

When You Find Lemons....Make Lemon Water Today I was taking the photos for my new listing going on the market next weekend in Ontario CA. I was in the backyard  checking out the trees and was just amazed how large and how many lemons were on the two trees. Fruit trees are a gift that just keeps on giving.   Most were green but found an over due yellow lemon so I washed it off and took it home.   Sliced it up and put it in iced water for dinner. Lemon makes the water have a fresh taste and is also a natural diuretic.   Thanks for Reading my Real Estate Blog...... California is a dream come true state no matter what your needs or wants are.  A Tour of Construction Zones Near Edison Avenue by Ontario        Today I took a tour of the construction zones in the Ontario area by Edison Avenue and observed that much progress is being made on several fronts. Everything from the infrastructure for the Park Place homes to the widening of Archibald Ave was observed.         Edison Avenue was scheduled to be closed from August 18th through the summer of 2015. Today however, I drove down Edison avenue to observe the construction that is going on in the area and some of the signs were on the ground and the road had not yet been closed as seen at the beginning of the video above... I took a right from Edison Ave onto Archibald. For a complete schedule of road closures in this area, go to the News Model Colony East (NMC) Builders web sit...

Ontario CA Short Sale Ontario, California real estate has seen some drastic swings in prices, conditions and inventory. First, when the Ontario housing crashed in 2007, no one could sell a house. Anyone trying to only chased Ontario home buyers with dropping prices. Then came all the Ontario CA foreclosures. This attracted many cash buyers and investors. As banks realized that flooding the Ontario real estate market with foreclosures drove prices down even further, they began holding on to their Ontario foreclosed homes. This brought a new wave to the Ontario real estate market: Ontario CA Short Sales! The Ontario CA Short Sale Yes, Ontario California has seen the rise and fall of the short sale, and this type of transaction helped many distressed Ontario homeowners reset their financia...

Ontario CA REALTORS know that the Ontario CA real estate market has stabilized and Ontario CA home values are on the rise. This is great news for Ontario home owners looking to increase their equity and sell their homes for a profit. In the recent two years we have seen Ontario home values stabilize from the market crash that began in 2007 and 2008. Now, with real estate inventory so low in the Ontario area, buyers are fighting over and over-bidding on reasonably priced homes on the market. In a "normal" real estate market, there is typically about six months of inventory on the market at any given time, but in today's Ontario real estate market we are seeing only one to two months of inventory at any given time. In fact, homes are actually selling, or going into contract, within hours ...

The short answer: The best time to sell is when you are ready, or when you have to make a move. That is, when you have outgrown the space in your current house, or you are now an “empty-nester” and prefer to find a smaller home. Perhaps your marital status has changed, which necessitates a move, or your job has relocated you.   Market conditions also play a role, as do seasonal conditions. For example, your chances of getting top dollar for your home are more likely in a seller's market, when demand outweighs supply, than in a buyer's market. Local and national economic factors also may dictate when to sell. If a major employer in your area is laying off workers, it may not be a good time to put your home up for sale. People will be cautious about buying when the future seems so unpred...

As part of your offer, you may require a termite and pest inspection. This company not only inspects for termite damage and pest infestations, but also inspects for dry rot and water damage, among other things. The company that performs the inspection is important to you as a buyer, because you want to be sure they do a good job. It is important to the seller because it is customary that they pay for the inspection and some types of repairs that may be required. You should determine which company you want to perform this inspection and make it a part of your offer. Otherwise the seller will choose. If you do not know which company to hire, your agent will make a recommendation. If you considering selling your Southern California home this Spring, you can obtain a free market update repo...

Title insurance is important because, by providing you with an Owners Policy, they insure that you have clear title to the property. If there are any problems later, you can always go back to the title insurance company and have them clear it up. Since it is customary for the seller to pay for the owner’s policy, they have an interest in which company is used.   However, you are going to pay a fee to the title insurance company, too. This is for the Lender’s Policy. The lender’s policy insures your mortgage lender that there are no liens or judgments against the property and that the mortgage will be in first position. In other words, should you sell the property or refinance it, their mortgage gets paid first, before any other claims against the property. The lender’s policy is less ex...
