Well here is #4. This is my fourth real estate listing video I have shot and produced. My son 14 year old shoots the footage in the car. I had a problem with my microphone so I have not been able to narrate. Hopefully I can get a microphone that does not make a whining sound when recording (not it's not feedback) it is definitely some sort of electrical interference. Back in the day, real estate was easy to dissect. People would want their homes sold, list with an agent and get it sold fairly promptly. However in today's market it takes an astute observer who can see the market for what it truly is. What is it? The exact opposite of what it was only 1 year ago. 1 year ago the deals could be found in the foreclosure market, pre-foreclosure, and REO's (bank owned) properties. In this market it is not so. We are in a buyers market which means that a finding a qualified buyer is as rare as finding the holygrail. Homes are sitting on the market for so long that we are starting to see the plants take over the property.  So with that being said where can we find the true deals in this market? I took a listing in Northridge California from a nice lady that has some, albeit them applicable, concerns about safety.  With my Law Enforcement background I had informed her that I want everyone to use the lockbox to obtain access, even if the seller is out on the front porch when the prospective buyers come up.  This is so I can have a record of who visited, just in case. I also told her to keep any and all valuables out of sight.  I informed her not to let anyone come in that is not with a Realtor that can access the box.  And not to let anyone else in while one is showing.  When the one that is showing finishes, make sure they place back the key and the agent waiting remove the key with their Access key. Plus a lot of other stuff. I get a panicked phone call from my client two days...

 Making Funds for Parks  This week the L.A. city council  introduced legislation that would make it easier to spend developer fees for parks and open space in the community. This legislation would widen the radius of the area where the Quimby fees could be spent and make the spending of the fees more flexible. The residential housing boom has brought the City Quimby fees a total of $120 million since 2002. However, the funds must be spent within two miles of the development, and sometimes there are no parks or recreational facilities in the area. This is why the city council decided to widen the radius.The Quimby program requires developers to offset the impact of residential developments by providing access to open space and parkland for nearby residents.  Clean-Up and Restoration Jobs After the Wildfires...Last week the L.A. city council authored legislation enabling them to use State emergency funding for clean up and restoration of areas burned in the recent wildfires this legislation will help create new jobs in the Los Angeles area. The City's Community Development Department has been granted $770,460 in State emergency grant funds to enable the City to participate in clean-up and restoration of some of the 104,000 acres burned in the fires in Los Angeles County. The winds have died down quite a bit now, and hopefully this will help tremendously in the heroic efforts to combat the numerous wildfires that have cropped up in many locations around southern California.Although Walnut Cove was not threatened by the fires (the neighborhood is several miles from any brush or forest covered open land), the area is not immune to the ravages of the wind itself.  From what I have seen, there does not appear to be any significant damage.  However, a number of trees in the neighborhood have suffered broken branches, and some trees have even been completely knocked over.These kinds of things pale in comparison to the treble devastation suffered by so many in the fire areas, but still require owners to spend time and monetary recourses to remedy the damage don...
