I am writing this because it is a great Real Estate story and because it helped to restore my faith in humanity, A Realtor in my office recently took a listing on an expensive and highly desirable property. The home owner had over a half million dollars in equity. The property received multiple offers. The offer that was chosen had No Contingencies. All had been waved by the buyer which made the full price offer even more attractive. When the buyer began inspections a leak under the home revealed a leak and a repair bill of $11,000. They are selling so fast that they don’t stay on the market long enough for many buyers to even find them. Buyers are frustrated! Limited viewings. Short offer deadlines. Limited inventory. Once again, the League of Volunteers is serving Thanksgiving Dinner at the Newark Pavilion for those who might otherwise be spending the day alone or simply do not have the resources to enjoy the bounty that so many of us take for granted on this day of gustatory overindulgence. LOV – League of Volunteers – estimates that they may serve as many as 5,000 meals today.   Inventory continues to decline in Newark, Ca. A year ago there were plenty of houses for sale and average or lower interest from buyers. The market was more or less in balance. If anything, the market may have been leaning towards a buyers’ market.   In March the Newark market turned around. Buyers decided to buy but inventory had dropped drastically. Since then inventory has continued to be very low and has been getting lower. At the same time, demand by buyers has remained strong. The massive and powerful killer storm Sandy left widespread damage, flooding, fires, destruction and death in her wake. It will be a while before the victims dig out, rebuild and return to normalcy…if ever.   While we have heard appeals for money and goods to help the victims that is another way that you can donate. The inventory of single family homes for sale in Newark, Ca. is pitiful!!! Today, 6-15-12, there are 19 single family homes listed for sale on our MLS. On the same date one year ago the available number of houses for sale was 84! Is real estate alive and well in Newark, Ca.? If you are a seller, the answer is ‘yes’. If you are a buyer who is frustrated with the many other competing buyers who are also making offers on the houses that you like the answer is HECK YES! And yet, I actually talked to someone yesterday who said that he heard that it is a buyers’ market. NO! WRONG! With very little inventory and strong buyer demand it is very strong sellers’ market for residential real estate in Newark and all around the San Francisco Bay Area.

I’m a home inspector, why do I need to know about the 203k? There are several good answers to that. Every home inspector has been accused of “killing the deal” at one time or another and it just isn’t true. The home inspector is hired to discover whatever they can to “inform the borrower” so they go into the transaction with their eyes wide open. In any case they never kill a deal, the deal just becomes a 203k loan. I did an inspection for a 203k loan refinance and room addition in which I discovered some foundation issues and when I pointed them out to the borrower who had purchased the home about a year ago. He had a home inspection and when we looked at it found that the inspector had called the foundation “typical” and it clearly wasn’t “typical” it had failed. Did that inspector do...

Why is this turkey so thankful in Newark, Ca? Well…I don’t know if this is a guy or a girl…I have no clue when it comes to turkeys.   He is thankful because he is wild and free. Today is Thanksgiving. He could be in the center of my table surrounded by mashed potatoes, cranberries, pumpkin pie and filled with stuffing.                                          Truth is: I took this picture in August in Newark. The turkey was in my neighbor’s front yard. I went down to the shopping center at the intersection of Jarvis Ave. and Newark Blvd. to get my hair cut. I drove into the lot by Dino’s Grill                                    and what should I find but collection of cars from members of the Classic Cruisers car club.      The car owners gather every Friday evening at Dino’s for dinner and to enjoy each other's company. These car guys are a special breed. One guy told me that he owned his Model A Ford over twenty years.               He has had it apart and put it back together again at least a half-dozen times. He is still working on it. He will probably go to his grave working on it. At the May 18th banquet at the Newark Hilton Hotel the coveted Viola Blythe Volunteer of the Year Award was given to Tim Jones for his volunteer work with the city's Graffiti Abatement Team. Tim wages an ongoing battle against blight, vandalism and tagging in the City of Newark. Thanks, Tim.
