Inventory is low, employment is high, and buyers are out in force. The Silicon Valley is loaded with young professional people who are looking for a place to call home. Many are looking for homes that do not exist. It is sad, and I want to help, but I can only help those who are realistic. We have a joke in the real estate business. We make fun of people who want 3 bedrooms, 3 baths, 1600 square feet, less than 5 years old in Mountain View for $400,000 or less. When I hear this I have to bite my tongue to keep from laughing. Is this a good time to sell your Mountain View Condo or Town Home?  The answer is YES YES YES YES YES!!!!!! I can not stress this enough. If you have a condo or town home in Mountain View you are thinking of selling, don't hesitate! The market is screaming for you to get it done, now. There are currently 3 town homes/condos on the market in Mountain view. I did not forget a zero. 3. In a seller's market there would generally be 40-50 units for sale. The short answer is go to court and let the probate judge decide. But let me start at the beginning. If the Personal Representative has full authority under the Independent Administration of Estates Act then he/she has the right to sell the house but needs to go through the Notice of Proposed Action process. What this means is that the Personal Representative has to notify all of the heirs to the probated Mountain View Estate to that he/she has accepted an offer and they get 15 days to object, although sometimes they are given a longer period. If an heir objects to the Mountain View probate sale then everyone goes back to Court for Confirmation.  The judge can then make a determination if the sale should go through.
