For the month of October 2010 21 homes sold in Mill Valley (1 of which was a distress sale) for an average final selling price of $985,342. The average original asking price of these homes was $1,071,667. The range of final selling prices was from a low of $541,000 to a high of $1,835,000. Of the 21 homes that sold, 1 sold over the original asking price and the remaining 20 all sold for less than their original asking prices. It took these homes an average of 73 days to sell. Overall, the number of home sales in Mill Valley last month (August 2010) totaled 15 and gave rise to the following averages: an average price of $995,933 and approximately 1,888 sq. ft. (or about $523 per sq. ft.). Note that the price per square foot number is prone to wild swings from month to month. For example, a few months ago, the price per square foot was $640 in Mill Valley. This is because the composition of sales varies from month to month - at best, price per square foot is a blunt instrument. Last month there were a number of sales (over half) in the under $800K price band (entry level). As is typical this time of year the number of listing has risen dramatically as sellers make an attempt to get their homes sold this year prior to the onset of the rainy season in mid to lat...

In addition to the opening of our Kentfield rental office here in Marin, my team and I have had a busy week renting Marin!  Withing the last week  or so we closed on the following rentals:  -4bd home in San Rafael for $5,000 -3bd home in Larkspur for $5,500 -2bd home in Mill Valley for $5,000 -2bd in San Rafael for $2,300 -1bd in Tiburon for $1,995 We are bringing offers so far this week for a $6,000 4 bd in Marin and $7,500 for a Mill Valley home. It's been a busy first two weeks of September here for the Marin rental home market. My team and I at Foundation Rentals and Relocation have been running this month!  Now that school has started and the kids are settling in it appears that Marin is back on the hunt to find that perfect (and ever illusive) Marin rental home. The hits are up on our website (www.foundationrentalgroup.com) and I'm noticing an increase in overseas visitors.  Hits are up from France, Germany and the UK and our website users are spending more time browsing rentals.  This is what we usually see just prior to seeing a spike in our relocation business.  This weekend we had one of our agents out of town so we were a little short staffed.  The agents who were on (my husband and myself included) were running all wee...

A Hike on Mt. Tamalpais, Marin County, CA Labor Day weekend provided the opportunity to indulge in a full day hike, so off to one of our favorite hiking destinations we went - Mt. Tamalpais in Marin County, CA We started the day's hike in downtown Mill Valley, a picturesque town set in the redwood trees, near the edge of San Francisco Bay, then headed up the incredibly steep Zig-Zag trail which brought us to the Panoramic Highway, midway up the mountain. A series of other trails lead to the almost equally steep Fern Creek trail which took us up to the Visitor Center area near the top of the East Peak of Mt. Tam, a 2,571' elevation. The number of homes sold in the Mill Valley, California real estate market rose once again and Mill Valley's touchstone price band ($1 million to $2 million) posted another solid month. For the most part,  buyers now speak confidently about our market as it is truly a unique time in history to buy discounted homes with virtually free money. Nonetheless, recent national media coverage has focussed on the slowdown in the number of sales nationwide, giving some buyers pause. But, Mill Valley is not Detroit or Las Vegas. The first time home buyer tax credit never impacted Mill Valley in a significant way. And it is because of the cessation of that credit that the number of homes sold went down on a month to month basis - it is no surprise. But again, Mill Valley is not Detroit or Las Vegas....

Escalon trail in Mill Valley, CA is a a fantastic off leash, flat and lovely place to walk your dog.  When I first moved to town with my two dogs my primary objective after getting my son settled was to find really great trails not just for my dogs but for me as well. What I love about this trail is that it's so easy to find and kind of like a hidden gem. If you're on E. Blithedale coming into town make a right on Camino Alto, go past the Scotts Valley sign and make a left at the next street, Underhill.  Take Underhill all the way to the top (a 1 minute drive) and there you are at the entrance of Escalon trail in Mill Valley, CA.   The trail is shared so normal rules apply, off leash but dogs need to be under voice control and pick up after your pet! Similar to May 2010, the number of homes sold in the Mill Valley, California real estate market rose and Mill Valley's touchstone price band ($1 million to $2 million) posted another solid month. Buyers are again speaking confidently about the market as prices have tumbled, interest rates are extraordinary, jobs numbers have improved, and media coverage concerning real estate has turned positive. The number of homes sold in the Mill Valley, California real estate market rose again in April 2010 and Mill Valley's touchstone price band ($1 million to $2 million) has posted another great month. As stated last month, it has been more than three years since buyers have spoken confidently about the market, but they are now. Low interest rates, improved jobs numbers, a string of positive local and regional real estate news stories, and a stronger stock market environment has buyers again feeling secure in the fact that they are buying with a tailwind. May 2010 -- Mill Valley public schools chalked up another year of high marks on the state's Academic Performance Index, or API. All five elementary schools and one middle school ranked among the top 10 percent statewide this year, the same number as last year. All of these schools belong to the Mill Valley School District, which has approximately 2,400 students in all. The state releases two API reports each year, in the spring and fall. Each school receives an API number based on students' test scores. The report released last week is based on students' 2009 test scores and is meant to be used as a baseline for comparison with the "Growth API" report to be released in the fall, which will examine test scores from this spring.
