Marina Del Rey, CA "The La Villa Marina Complex".  It has been years since I highlighted this quiet undervalued pocket of Marina Del Rey, CA. The year was 2012, most people preferred living by the beach in those days and this area was considered too far. Keeping in mind it is less than a mile from the beach. Things change, desirability increased as the prices have increased being next to or on  the beach.I always loved and still love this pocket of Marina Del Rey, because it has a resort style living. There are many other complexes in this hidden community of Townhomes. Funny part is three years later is is considered  being in the heart of Marina Del Rey,CA.Ever since, the industrial part of Marina Del Rey, CA has been converted to Condominiums and Lofts of lesser size and virtually no...

SALT the Restaurant in Marina Del Rey, CA 90292We decided to meet our friends from Boston at SALT, that is the Restaurant in the Marina Del Rey Hotel which is now part of the Pacifica Hotel chain, in Marina del Rey, CA, 90292. It has been years since I stepped on the ground, many years ago we used to have my parents stay in the Hotel. It was very convenient, we lived less than a mile from there so I could pick them up in the morning and drop them off in the evening…. Since the last time my father was visiting it was very hard for me to bring friends there…. Mercifully they did a huge update and it was closed for a few years.Needless to say after a $25 million dollar make over they reopened. I have been following the Restaurant and the reviews for some time. The Executive Chef is Mark Go...

What does your Screen Saver tell about you? Interesting question and it turns out it tells a lot. I used to have an Ocean View in my face every time I turned on my Laptop or my Desk Top... those were the good old days. Next thing I know is we were living in Marina Del Rey, CA.Then I switched and had picture of a home. Next thing you know we bought a home. So since then I have been rotating my Wall Paper on a periodic every few months for no rime or reason.Anyway I ended up with a Lenovo Yoga 3 Pro. this machine is smarter than the operator. I have two Screen Savers and Two Wall Papers.Well here you check it out. The First one is this picture:  Diane is holding a Book and we are at the Beach in Marina Del Rey, CA  Then there is the Second One, this was an apartment complex next to where ...

Realtors are the most trusted advisers to buyers and sellers, make sure you maintain that status! The new changes will test everyone, Escrow Officers, Mortgage Lenders as well as Realtors. It is imperative that the Team you work with are knowledgeable and up to speed of all the changes. It is not enough to just tell the clients that there will be delays in the closings. It is a Realtor’s responsibility to make sure they are working with a skilled Team who is up to date of the changes.Make sure you are Navigating the Ship in the right direction with the right Team!!!!Here are a few questions to ask your Escrow Company:  What systems do you have in place to protect my client from having their identity stolen from your office?  Do you protect my client in the event of a mistake or error made...

Mary Jo’s 86th Birthday Celebration: late but fantastic at Café Del Rey in Marina Del Rey, CA!Diane has known Mary Jo from work for over 16+years, she used to be the Law Librarian in her office. Even after she retired Diane stayed in touch. Long story short, we always made it a tradition to invite her over at the minimum on her birthday, I would cook… and then I was going through a very busy phase of my business and our tradition switched to going out to dinner instead.Needless to say, we always had a good time, did not matter if it was a local hole in the wall or an upscale restaurant. She always had a good time with us and us with her. Well this year we had to cancel, change the venue at least three times, because Douggy our elder statesman cat is going through some rough times. Then ...

Marina Del Rey, CA Condominium Market Report, by Endre Barath,Jr. Those of you who read my Real Estate Market Reports are familiar with a couple points. One I always find that the trends are very important. One should not look at a Market Report that is old or one that does not show the trends. The combination of the two gives the Seller or the Buyer the most accurate picture. Needless to say I will be happy to interpret the data if there questions: The Average days on market jumped  in April to 112 days, clearly one would wonder what happened. The real story is what I have been saying all along one need to look at May & June and one immediately can see theat the average days are in line with the entire 12 month period  and are decreasing as we speak. this past two monts the average was ...

The Average Days on Market in Marina Del Rey CA is down by 44% Posted on Feb 16, 2015 by Endre Barath in Marina Del Rey Market Report | The Average Days on Market in Marina Del Rey, CA is down by 44%. That is clearly an indication of the fast paced activity of the Marina Del Rey Condominium Market. Coupled with Price increases of 5% month over month in January, then the fact that the Under Contract Activity has increased by 20%. Now add the fact that the days have decreased from 94 days on the market in January 2014 to 53 Days on the Market in January 2015 is virtually hard to fathom. Clearly the Buyers of Condominiums in Marina Del Rey are not hesitating but jumping in with confidence and knowledge of what is to come in the next few months.            The buyers are savvy and recogniz...

In Marina Del Rey,CA 90292 the Under Contract Properties are up by 20% Posted on Feb 16, 2015 by Endre Barath in Marina Del Rey Market Report |  In Marina Del Rey, CA 90292 The Under Contract Properties, i.e.: the Condominiums are up by 20% year over year. In other word January 2014 vs. January 2015 there are 20% more properties in Pending status. This is a clear indication that in spite of the Price Increases the buyers see a value in purchasing Condominiums in Marina Del Rey,CA. 90292. Under Contract Property statistics are indication of how the next couple months will look like. To me it shows that even though it is still technically the winter,  selling season is behaving as if it was the Spring Sales Market already. Not only is this a sign of improved consumer confidence, but it i...

A visual reflection on the Fourth of July, 2014 Fireworks in Marina Del Rey, CA Those of you who read my blog posts regularly know how much I love the Fireworks. This year the Marina Del Rey, CA Fireworks lasted about 20+minutes. The show was jam packed with lots of great firework displays. Clearly an indication of how the Real Estate Market, the Economy and the Consumer Confidence was being reflected by the strong showing of the fireworks displays. It was also evident by the number of boats in the Channel as well as by the massive crowd watching it from both sides of the channel.   It was not that long ago when we even had the Fireworks Cancelled. Clearly I felt it was the wrong message to send. Now the message is clear the economy is rebounding at a fast pace in the greater Los Angel...

Pride as a Motivator! Coach John Wooden said it best! Pride is a better motivator than fear. He never thought through fear, punishment or intimidation! He preferred working with individuals who had great personal pride. He also cautioned us: “Remember, pride comes when you give respect” This made me think that when we are representing buyers and sellers in a Real Estate Transaction we need to respect the Agents who represent the other party. Not only should we respect the other agent but treat them with courtesy that the way we would want to be treated as and then just maybe the transaction will be going a bit smoother. Just thinking outloud!       If you are a consumer who is considering buying or selling a home, investment real estate, vacation homes, or beach properties in Southern...
