Marina Del Rey Condominium Market Report for April 2011 As you know I have been blogging for years about the benefits of living in Marina Del Rey. Those of you who know me are aware I live here and I am a bit biased. So for some of you who are not familiar with Marina Del Rey, it has a population of approximately 8200 people with about 19 marinas that have a capacity for about 5300 boats. The entire Marina Del Rey consists of only 1.5 square miles of which only .9miles is land and .6 is water. So if you want some Ocean View Homes or Ocean View Condominiums you will understand it is almost easier to find one with the views rather than without one. The Marina Del Rey Condominium Market Report for March, 2011 As you know I live in Marina Del Rey, I live and blog about the virtues and benefits of living here. I have lived all over the world and this is one of my favorite places. So without being partial let's look at the Market results for March. As I mentioned last month that Credit has loosened up a bit and consumer confidence is on the road to recovery. Keep in mind it is still a very fragile confidence and as long as there are factors which create fear, these factors can derail this recovery. At the same time you have to look at the Housing Trends not only for the local but the larger picture as well. Marina Del Rey, Condominium Market Report for December 2010. Well here we are and 2010 is in the history books and we are well on our way into 2011. So let us look how last year fared with an expanded explanation. There were 155 Condominiums listed for Sale this is almost identical to the numbers in December 2009 it was an increase of 2 % which is very interesting. On the other hand expired listings increased by 29%. What this tells us is that it takes a lot longer for a Condominium to sell compared to a year ago. This is significant in many respects. Sellers need to price their homes correctly and Realtors need to prepare their Sellers that they will be both looking at a long sales process. Marina Del Rey,CA Condominium Market Report for the month of November 2010  The long awaited November Condominium Market Report for Marina Del Rey, CA is finally here. As some of you know I have and am out of the country as this is being written. I have noticed there was a drop from the Active Listings from the Previous Month.  We went from 169 to 156 this has been not been a downward trend as in Century City Real Estate Activity, quite different it is more like a roller coaster, up the previous month and down the month prior. Marina Del Rey, CA Condominium Market Report for October 2010 I f you have been keeping an eye on the weather in addition to the election results, you would have noticed that we had a Heat wave now for the past three days. Los Angeles was backing and 97 degrees was the daytime temperature. Here in the Marina it was a comfortable 74 degrees. We complained that we did not have a summer, well October an now November is making up the difference. BTW I have not heard anyone complaining here. The Marina Del Rey Holiday Boat Parade, 2010 This Year's Theme "A Rock ‘n Roll Christmas!" The Marina Del Rey Holiday Boat Parade, 2010 This Year's is the 48th Annual Holiday Boat Parade will be held on December 11th,2010. The Theme this year is "A Rock ‘n Roll Christmas!"  It will traditionally start with a fireworks display. This is the signal that the festivities are beginning. Many pundits had given contradictory information and made headlines in many of the National and Local News outlets. I have been saying all along Real Estate is local. Marina Del Rey, Condominium Market Report for July 2010  As we all are aware about the uncertainty of the pace of the economic recovery, everyone is looking at the Real Estate Activity as a Gage. Hence I find that more savvy buyers are stepping into the market. A clear indication is Investors are considering mortgage-backed securities as a relatively safe choice hence you see that the interest rates are at a 50 year low. Now with that said let's see how the Condominium Activity for the month of July fared in Marina Del Rey, CA. During the month of July we had a 9.1% increase of Active Inventory over June, buyers have now a better selection to choose from and this also keeps Sellers from listing their Units at inflated prices. Marina Del Rey Summer Concerts a must visit destination.  Last night the Marina del Rey Summer Concerts, headlined Florence LaRue and The 5th Dimension, at 7pm in Burton Chase Park 13650 Mindanao Way. Marina Del Rey, CA Condominium Market Report for June 2010.  Well June is in the history books now, so let us see how it fared. Many of us were wondering what the effects will be of the elimination of the Federal Tax Credit and now we shall see. There were 167 Active listings during the month which is an increase in the inventory by about 9 per cent from the previous month. I am a fan of larger inventory, because the benefits are numerous. It keeps sellers realistic in their pricing, since they know that they have competition, hence preventing unrealistic price increases that are not justified by supply and demand theories. Marina Del Rey Condominium Market Report May 2010 There are some interesting developments in the Marina Del Rey, CA Condominium activities. First there are 155 Active listings for the period of May 1st, 2010 to May 31st, 2010 this is about an 8.6 per cent increase of the inventory from the previous month. Indicating that there will be a be a large selection for buyers to choose from.  Currently for the same time period there were 29 Properties in Escrow and 13 of those the buyers have not removed their contingencies and 16 have removed their contingencies. A good indication what the month of June will have to offer in closed transactions  The total closed transactions were 32, almost identical to the previous month's sales number of 31.
