 As a Realtor in Los Angeles I often go on listing presentation, yes being in the business for 25 years in the local market this is not unusual. I was given a referral lead where the client was considering listing and selling her home.Well I got there and she informs me that there was an agent that told her that he had a buyer who missed out on many opportunities because they got out bid....Now with that said I was asked what the value of her home was, I was about $25-$50k above the offer price. I could have had the listing if I used Real Estate Poetry and said their house should be listed $150k above the price... but I did not.  So with that said who will get the listing? Stay tuned. What are the derogatory Credit Waiting Periods for Conventional Loans?There are many people who had financial difficulties at the downturn of the Market. Now they are starting to get back on their feet and they are not sure and would like to know how long they have to wait until the derogatory credit comes off their credit history and start reaping the benefits of a better credit rating which in turn translates to getting a loan at the better rates.Some people have had legitimate issues why they faced Bankruptcy or a Short Sale and some had just received bad advice and thought these actions would save them from financial ruin in the short term. Have you heard that Haggen is in Chapter 11 Bankruptcy? An economic mystery or puzzle!The Grocery Store Wars in the greater Los Angeles area just had another battlefield casualty.Well let me back up, we used to have a grocery chain called Albertsons relatively good priced items great competition to Ralphs and Vons in our greater Los Angeles area.Then around March we noticed all the Albertson signs disappeared and were replaced by Haggen Signs. So I decided to check out the new Haggen Store. The layout did not change, the employees were the same ones who worked previously for Albertsons. Great News! Congress passed a compromise bill to reinstate the FHA loan limit to $729,750. This limit is important to high-cost areas, such as Los Angeles and Orange counties. This increase is expected to become law and will be in effect for all FHA loans funding through 12/312013. Keep in mind the unfortunately only affects the FHA loans. The good news is if you are a buyer in the $700,000-$900,000 price range now you are not shut out in the ability to purchase a home. session of Congress tonight.
