Another in the series of artistic utility boxes in the City of Livermore's Urban Artist Program. This particular box sits at the intersection of Livermore Avenue and First Street, at what is commonly referred to as Flagpole Plaza. Through a collaborative effort, the Livermore Arts Community has rallied around to give artists a 4 sided-pallate to express themselves, and beautify the city. The Holiday Season in Livermore kicks off on the first day of the month, in signature style. December 1st is when it all starts and where of course, is Downtown Livermore. December 1st, 2012 Downtown Livermore Noon to 4:00 p.m. Home For the Holidays is a fabulous event for the whole family, but of course kids love it the most. And then are a number of reasons: Horse Drawn Carriages – That could be sort of romantic I guess, but in the middle of the day….not so much. This market segment had a lot of volatility when the market first dropped, but boy, is it making a comeback. A 31% increase in median sales price, compared to October of last year. This is a popular segment for First Time Buyers in Livermore as well as investors. But many of condo complexes have met their cap for non-owner occupied units making this a challenge for investor buyers. This chart spells it out pretty dramatically - prices are on an upward trend for Livemore detached homes. Up 8% since a year ago. One of the biggest reasons is inventory, or rather lack there of. There are only 57 active detached homes listed as of today. Can you say 'competition'? 11/14/2012

New Outlet Center in Livermore – Five Things to Know Before You Go… The new Paragon Outlet Center opened this past week in Livermore, California, the first outlet center to open in California in eleven years and one of only five in the entire country this year!  So, we should all rush to shop and grab all the bargains, right? One of my favorite things about Livermore is the Arroyo which meanders through much of the city. The City of Livermore has done a nice job of incorporating walking/trails through several neighborhoods adjacent to Arroyo Mocho. A few of those are Murrieta Meadows, Forest Glades Estates, and Arroyo Crossings. Water is regulated by Zone 7, so there are times when it's running freely, and others when the valves have been turned off, and the creek bed is dry. It's a natural habitat for squirrels, and frogs as well.  The trails are popular for bicyclists, biker riders and dog walkers. On those warm summer days we have in Livermore, the Arroyo is a welcome respite from the heat with all of the wonderful eucalyptus trees and other vegetation. With almost half of the inventory we had at the same time last year, let me tell you - that green arrow showing a declining demand (although not by much), is misleading. We have buyers clamboring for more homes on the market, and as they are being beat out by multiple offers, the demand is definitely there. Heading down in both directions, inventory and demand are down from last year. However inventories have been on a steady decline since February. This category is popular with investor buyers, but many are ineligible as buyers as HOAs have maxed out on their non-owner occupant levels. In other cases, lack of FHA certification is keeping buyers from purchasing. Regulators have proposed some changes to loosen up this market segment, so that demand arrow is more than likely to go back up after the first of the year.
