The other day I wrote about the San Diego Chargers losing again and the real estate market for Lake Elsinore, CA (zip code 92532).  I said there were currently 217 homes for sale in this area.  What I didn’t do was breakdown that number into categories:  Standard Sales, Bank Owned (REOs) and Short Sales. Is it really a surprise that 56% of the market in Lake Elsinore, CA (zip code 92532) is dominated by Short Sale listings?  Short Sales represent 122 of the 217 “Active” homes for sale. Bank owned (REOs) homes came in with the second highest number….50 “Active” listings or 23% of the marketplace. Standard sales came in third, with only 38 “Active” listings or 18% of the real estate market for Lake Elsinore, CA (zip code 92532). 3% of the homes for sale didn’t classify their Sales Type ...

While watching the San Diego Chargers get beat by the Rams yesterday, I had to shy away from the TV and do something else.  I decided to research some real estate facts for Lake Elsinore, CA and more specifically zip code 92532. Currently there are 218 “Active” homes for sale;  “Active” meaning they are still on the market and accepting offers.  The least expensive home for sale is priced at $51,990 with the most expensive at $495,000.  The average list price for Lake Elsinore, CA (zip code 92532) is $223,024.  Not too bad considering on average this will get you 4 bedrooms and 3 bathrooms!  With these low prices combined with record low interest rates, it’s a no brainer if you’re looking to buy in Lake Elsinore, CA (zip code 92532) or really anywhere else in CA.  CA real estate is on s...

I received a text yesterday from one of my previous clients who I helped through a short sale in Lake Elsinore, CA.  Here’s what the text said, “Any ideas why I am getting collection calls to collect a debt of $68,000 against the house?  I thought this was taken care of through the short sale? The debt collector said he was going to continue to call and report me to the credit agencies until I set up a payment plan.”  I could not believe what I was reading. I instantly called my client and asked for the contact info for this company.  I called the collection company and asked for clarification.  I have to say, the tone and direction of the conversation was going in the toilet quickly.  The representative was taking a hard stance and insisted my client owed the money and needed to set u...

At a loss for something fun to do for the next few weeks? Then here's a freebie for you courtesy of the Lake Elsinore Valley Arts Network.  Entitled 'Music with a View', the city is launching their 12th season of free concerts this Saturday at McVicker Park (29355 Grand Ave). The concerts start at 7:30 p.m. and will run each of the next 4 Saturdays.  A couple of differences attendees will notice this year - in the past there was a snack bar that had hot dogs & chili along with beer and wine. This year  no alcohol will be permitted in the park but they have opened food service up to a few vendors including Sweet Lumpy's BBQ, Taco del Mar and Buddy's Pizza. You can also bring your own picnic. The line-up for this year includes: 8/14 - The Silver Beatles 8/21 - The L.A. Accident 8/28 - Kan...

I am pleased to share that I saved another family and home from foreclosure.  This family was able to stay in their Lake Elsinore, CA home payment free for over a year.  They bought at the peak of the market and owed approximately $340,000 on this home.  Guess what it sold for?  $151,000!!!  Not only did the sellers avoid foreclosure, but they were able to close without a Promissory Note or Deficiency Judgment.  Just another success story about taking a horrible hardship and making the most of it. This is Ryan Smith from Temecula, CA signing off until next time……………

Short Sale or Bankruptcy?   This is one of the most common questions that comes up when I first sit down with people that are contemplating a short sale. While there are no clear black and white answers, each option has merit. There are a few reasons to consider a short sale before filing for bankruptcy.   One of the major elements is the scope of damage to your credit. Recovery time is MUCH shorter through the Short Sale route Vs. Bankruptcy. Depending on which chapter Bankruptcy you file, a BK can stay on your credit for 7-10 years. If you can complete a short sale, it will most likely show up on your credit as a "short pay", and will impact your credit for aprox 2 years.   Another very important element that is often overlooked, is that a completed short sale displays due diligence a...

The Lake Elsinore Storm baseball team's pre-season party was a huge success. It was held this year on Saturday March, 20. (The Storm is a Class A feeder team for the San Diego Padres.) The annual event has become a favorite among the area's little league teams. In years past the "Party" was aimed a bit more toward the adult fans but this year marked the beginning of a concerted effort to make the event more family friendly. One of the major attractions of the day is for the the fans to take batting practice on the diamond. Lots of other free things for the kids to do and of course the mascot Thunder was there to entertain the crowds. -Temecula Real Estate

My beautiful city has a bad reputation. It's like the girl in high school who everyone thinks is slutty but isn't really. What does she do to shrug off the bad rap and get people to see her for the lovely little angel that she is? I think the only way is to get to know her. Go to one of her picturesque lakeside parks with a picnic. Sitting at the beach watching the boats and jet skis is a wonderful way to spend a couple of hours relaxing. Nothing is prettier than the blue sky and sparkling water on a hot summers day. Take a walk down her quaint little main street. Day or night it is a great place to poke around the shops have a coffee or a cocktail and just chill. There are great restaurants from classy to casual, live music, even a tea house that serves a proper english high tea on Sat...

The baseball season must surely be upon us. Spring training is drawing to a close. Across the country, fans are gearing up for opening day. Teams, both minor and major league are getting ready to welcome the crowds. What sorts of promotions can you expect to see this year? Well, In Lake Elsinore, The Storm has a unique idea for their Tuesday night games. In addition to all you can eat for $13, the first 250 fans will receive their very own Subtle Butt. Listen, you can't make this stuff up, really. If you think about it, an all you can eat promotion does carry built-in hazards. At least The Storm is thinking about its fans. Play Ball! The Lake Elsinore Valley Chamber of Commerce presented 'A Conversation with Mayor Bob Magee' on March 19 in the Diamond Club at Storm Stadium. The Mayor detailed a positive and optimistic summary of Lake Elsinore today. He stressed the job growth and new businesses in the area, new restaurants, auto dealers and retail stores. There is fresh development in and around the city as they look to capitalize on their unique aquatic attraction. They've also just opened the first golf course in 80 years - The Links at Summerly. The Mayor said that while the city coffers are off by some 16% this year, the City is  financially stable - no threats there either.  Following his overview, the Mayor answered questions from the audience addressing everything from lake front development to city street pa...

Animal Friends of The Valleys is a wonderful organization that provides services for our four legged (and some winged) friends. A few years ago, I adopted the light of my life, Domino, a black and white tuxedo kitty. Last year I submitted his photo for their annual calendar. Guess who's the pet of the month for February, 2009? Am I a proud papa? You bet! Isn't he adorable?       Murrieta Real Estate Expert – Tom Plant, REALTOR® - Coldwell Banker Residential Brokerage – Active Rain Ambassador  (951) 907-9701 It would be my honor to show you the incredible Temecula Valley, a place I’m very proud to call home. Subscribe in a reader
