When the IRS sees an opportunity to get more revenue they take it. As real estate investors we have an opportunity to itemize our deductions and enjoy some pretty great tax advantages. While it's great to take full advantage of these tax benefits and minimize our tax liability, we need to ensure that we are following the rules exactly and that we aren't raising red flags for the IRS. IRS agents tend to focus on deductions that are most often taken advantage of inappropriately. The most common targets for the IRS are administrative expenses that are vague, entertainment and meals, and related party transactions. In the case of these three types of deductions it's imperative that you document your expenses precisely in case there is an audit. 1. Administrative Expenses When there are big ...

Oh my goodness. I just discovered AZURE COAST IN LA JOLLA.  I was preparing to show some homes in La Jolla around Mount Soledad again with a client, and I had an extra hour and half to kill. Instead of going to starbucks or the office to bang out some work for my real estate buisness, I figured I would get out there and explore La Jolla Real Estate, because I really want to become a La Jolla real estate expert, simply put. I took the 5 south to La Jolla Village drive, headed west to Torrey Pines Road, winded down the hill and then stopped to take some photos of La Jolla Condomoiniums on the right off Torrey Pines Rd (AKA La Jolla Shores Condos For Sale) in various buildings that you can learn about by clicking on my link to shop La Jolla Shores Condos For Sale.  Anyhow, across the stree...

Scripps Birch Aquarium  | Seahorses Currently at the Birth Aquarium, they are featuring a special display of the unique and wonderful seahorses from around the world.  The title I gave this one is "Leading by a Nose", as proportionately he gives the elephants at the zoo a real run from the money on their nose sizes.  Yellow Red, Plum and vibrant Blue. Some striking colors for sure. Sort of reminds me of the some of the flying animals out of sci-fi movies.  I have been showing you some unusual animals of late from San Diego and I didn't want to forget including this guy.  Enjoy!

Last Tuesday I wrote a blog titled "What I Dream My Tenants Will Be Like". I thought it would be fitting to follow-up with a blog that highlights some issues that we, as landlords and property managers, are faced with when we get a not so dreamy tenant.                           Dirty Smelly Tenants This is by far the most common issue that I have come across as a landlord and can be coupled with other issues as well. Excessive wear and tear occurs when the home is not maintained properly and in the end cost the home owner more money and chips away at profit. Remember to conduct periodic inspections to make sure that the rental unit is being properly cared for. A clause can be included in the lease that provides for a professional cleaner to come in if the property is not clean at the t...

Exploring Torrey Pines Natural Reserve in La Jolla California   This was a wonderful treat getting away from the hustle and bustle of Los Angles and traveling down south to Torrey Pines Natural Reserve. The California state park offers various hiking trials spread all over the reserve. You can experience a variety of landscapes during your day hike.   Walk along the mountain side paths and than head west to be greeted by the Pacific ocean. Take amazing views and powerful sounds of crashing waves along the coast line.   For those who love to keep in shape, running up this massive mountain is surly a great way to get your body in check. A quarter up the mountain I joined in with fellow runners and jogged the rest of the way up. After reaching the top, we hiked our way back down and walked...

As most of you are aware, the President signed the extensions for some pretty sought after tax benefits into law last month. For this year, business owners, real estate investors, and individuals will get to reap the benefits of the extension. The long list of tax deductions, credits, and other benefits or breaks were set to expire this year so this extension was a pleasant surprise for many of us. The Major Ones: Tax deductions for mortgage insurance premiums Low income housing tax credit for new construction Tax Credits for energy efficient improvements for existing residential Tax credit for energy efficient new homes and tax deduction for energy efficient commercial buildings The work opportunity tax credit Tax deduction for qualified tuition and related expenses In the coming days,...

Managing property  can be fairly complex and saving time each step of the way will not only make your life easier but will put more money in your pocket at the end of the day. One of the easiest and best ways to improve efficiency is by using property management software. When searching for property management software make sure to find a company that is reputable and user friendly. I personally of course use, Rentec Direct, and am completely satisfied with the program and the customer service. There are so many benefits to using a reliable property management software program, I’ve listed a few. 1. A huge benefit of using property management software is that you can literally have a virtual office. Data can be accessed from anywhere in the world that you have access to the internet.  A...

I meant to get this blog out before I went on Christmas Break but things got a bit hectic, I apologize. Nonetheless, here it is now it's  a little story and some great tips on what you can do when your tenant moves out and leaves you high and dry on the rent payment.Rent checks were rolling in for the month of December my Property Management Software sent an alert straight to my cell phone, handy I know, to notify me that the tenant at 123 Tree Street did not pay their rent. I called the tenant and left a message to inquire about the delinquent payment and they of course were unable to come to the phone so I had to leave a message. There was no reply so the next day I paid a visit to the house and there was no answer at the door. I could see in the house through the blind that had been ...

On veterans Day (November 11th) you may recall, I posted a blog inspired by one of my fellow gym buddies (a veteran) he revealed his strategy on how to successfully acquire over a million dollars in real estate. Since then “John” has asked me a question that he was hoping I could research. John purchased a rental property in Kansas for $52,000 the property now appraises for $110,000. His question is three fold; 1. When is the right time to sell? 2. will I pay a capital gain tax on the profit and if so how much? 3. Is their a way to get out of paying the tax?   The Right Time To sell There are a lot of considerations when deciding when to sell a property.   Obviously one thing to consider is the current state of the market. Do not follow the lemmings and try to sell your property in a pa...

I’ve tried to put this compilation of  home improvement ideas in approximate order of cost. These projects start at under $100 and work upwards to just under $500. Nothing a little paint can’t fix  Painting is one of the cheapest and easiest home improvements to make. A fresh coat of paint will make any room look as good as new which is sure to add value. Choose colors that are popular to give a more modern up to date look or stick to the neutral classic colors. At around $25 a gallon paint is an inexpensive way to improve your homes desirability and is something that just about any homeowner can tackle on there own. While you’re at it, look up, do you have that outdated popcorn ceiling? Scrape that texture away to get rid of the dated looking ceilings. Skip the Interior Designer and Ju...
