Last night I was walking the dogs in my neighborhood (they were really walking me) and just couldn't help myself from taking these pictures. Before almost getting ran over by a dog named Rescue carrying his leash, I snapped a few shots. I love this time of year because the sunsets are so vibrant and colorful! The deep red, orange, and green at the very end. If you look on of the pictures you can see a little island peaking out (this is the Coronado Islands (Mexico) and is where some Orca Wales were spotted migrating last week....totally amazing! I will be blogging more about the wales in another blog because this was such a rare event. Enjoy and Happy New Year!

This was awesome this past weekend! It was a beautiful weekend in San Diego and the Christmas Parade of Lights rocked! San Diego Christmas Parade of Lights- This is a traditional Christmas past time for the people who are lucky enough to live in San Diego! Several boats enter a contest (all diffrerent catagories) for best decorated boats then line up and circle around the San Diego Bay. There is a special area for when you cruise by the judges and there are bleachers for the spectators, but the most fun is to experience the parade on a decorated boat. Here are some of my personal pictures I want to share! Merry Christmas from San Diego.

3 Bird Rock Bandits back in County Jail By Debbi Baker, UNION-TRIBUNE STAFF WRITER Susan Shroder, Union-Tribune Staff Writer Friday, December 18, 2009 at 12:39 a.m. SAN DIEGO - Three men who served time in the County Jail for the beating death of La Jolla surfer Emery Kauanui Jr. could end up going to prison if a judge finds that they violated terms of their probation. Co-defendants Orlando Osuna Wright, 23; Matthew Yanke, 23; and Eric House, 22, were arrested Monday and Tuesday at a probation office and are being held in jail without bail. They are scheduled to appear in court next week. All three pleaded guilty last year to involuntary manslaughter for the 2007 death of Kauanui, 24, who died four days after a fight outside his mother's La Jolla home. A judge ruled that the defendants ...

This was on the San Diego's Union Tribune's web site Distressed properties slow region’s recovery - Business - SignOnSanDiego.com www.signonsandiego.com As San Diego County’s housing market slowly climbs back to normal, Southern California as a whole still suffers from a high level of distressed properties, MDA DataQuick reported yesterday. As reported yesterday, San Diego County’s year-over-year price increase in November was the highest in four years, up $20,000, or 6.6 percent, to $325,000. The last time the percentage change was higher was in October 2007, one month before the median reached a record $517,500. It then fell to a low of $280,000 this past February before starting to rise to its present level. San Diego’s median has remained unchanged for four months. DataQuick said sa...

Wow, this is the reason why we spend so much money to live her in La Jolla. I just took these pictures 15 minutes ago from my home in La Jolla, CA. and it still is getting prettier and prettier as the city lights are coming out. I love sharing pictures like this and it reminds me why I work so hard to stay here! The sunsets in the winter time are so colorful and radiant, it is like God took a paint brush across the sky with reds, oranges, and yellows. This is truly a blessing. I have a new picture for my home page on my cell phone!

I was looking up property for a Client in downtown San Diego and noticed the number of short sales and foreclosures. Most of the reduced property is located in the high rise buildings and mainly in the newer or condo conversion buildings. A lot of development of downtown happened from 2000 to 2006. Gentrification of the downtown area started taking shape in the late 1990's. When I first moved here the downtown area was very similar to other cities with an area for tourism, "The Gas Lamp" and a bunch of buildings and shady areas in between. This has very much changed since the 90's as San Diego's downtown got a face lift. San Diego has a beautiful skyline already with the back drop of the bay, it is gorgeous, but the real estate boom in earlier 2000's really put downtown on the map. Whe...

This comes as routine for many home owners and landlords, but I find when I ask various other landlords I know they often aren't taking all their deductions.  Usually in the form of depreciable improvements, or in wild cases, depreciation on the house itself! There's a book out there I got off Amazon a while back called 'Every Landlord's Tax Deduction Guide'.  It has a lot of great ideas and is well worth it if your a landlord needing any assistance figuring out what is deductable, what is depreciable, and what might be illegal to decuct on your taxes.  Granted my version is from 2007 and I bet there is a newer one; however, most of the items are still very current.  Here's some examples to my fellow landlords to pay attention to.Common Depreciations - Depreciable items are items which U...

Birch Aquarium at Scripps in San Diego San Diego Real Estate BlogI've been going to the Birch Aquarium at Scripps in San Diego for years. Recently I decided to take my 1 year old granddaughter there to see the fish. She first saw the huge whale fountain when you walk up from the parking lot towards the aquarium and her face lit up with excitement. What a day we had. She loved it. The Birch Aquarium is located at 2300 Expedition Way, La Jolla, CA 92037 and is very easy to find off of Route 5. The Aquarium is part of the Scripps Institution of Oceanography. At the lobby of the aquarium is a large cylinder tank of fish, I believe they were anchovies and they swim in a circle and are really cool to watch. There are many tanks of fish and other sea life and the main aquarium is huge. There is...

La Jolla has once again been proclaimed the "most expensive real estate market in the country"!  The criteria, used by the brokerage performing the analysis, was limited to a 4 bedrooms/ 3.5 bath home with approximately 2,200 square feet.  La Jolla's average price was $2,125,000 up 16.6% from last year. Great news for those of us living and selling real estate in La Jolla, however the overall average sales price for a detached home in La Jolla is $1,930,190 - average size of 3 bdrms/3 ba and 2,810 square feet.  In 2008, the average sales price was $2,373,889 for the same size home. Here is the newspaper article:  http://www3.signonsandiego.com/stories/2009/sep/24/la-jolla-called-most-expensive-housing-market-us-a/?&zIndex=171148 If you are looking to buy, sell or rent in La Jolla, pl...

With the end of the summer buying season for La Jolla homes for sale, it is prudent to keep a close watch on the inventory level as it directly affects the the La Jolla home prices and especially the time on market. The following chart breaks down the inventory into price range categories. The information is current as of October 19, 2009. P.S. Unless you want to have your home on the market for 7 years, I suggest you avoid the $3.3m price range.
