As you may all know, Hollywood, California is not just a city! Hollywood is also an industry and a lifestyle that dreams are made from! The HollywoodLand sign itself was built in 1923, by a man named Harry Chandler. Harry Chandler was a Los Angeles Times publisher. He wanted to build this epic $21,000.00 billboard for his upscale real estate development of HollywoodLand. This historical sign took on the role of a gigantic marquee for a city that was announcing its own gala premiere! Now known as the “Hollywood” sign, this great treasure was originally intended to last only one year. It has endured eight decades and still stands strong to this day! For more information regarding the Hollywood sign please visit the link below: http://www.hollywoodsign.org/ What a great piece of history!

Boo! I scared you, didn't I? I have said many times in my blog that I was somewhat of an odd child. With that said, I was absolutely obsessed with "A Nightmare on Elm Street". I can recall not being allowed to see it a few years after it came but watching it anyways with my friend's teenage sister at a sleep over. There was just something so ghoulishly frightening, yet witty about Freddy Krueger. As the franchiseprogressed, the horror gave way to camp but few horror  films will ever compare to Wes Craven's original "Nightmare" masterpiece. I was out on Caravan (Broker's Open House) yesterday previewing property during yet another day of very odd LA weather (cool and rainy) when I happened to stumble upon Nancy's house on "Elm Street" also known as Genesee. I remembered someone telling m...

This amazing building that looks like a bunch of records stacked on top of each other with a needle on the top is one of Los Angeles’s unique historical landmarks! This wonderful treasure of a place was designed by Welton Becket. The tower was constructed and completed in April 1956. The Capital Records Building or The Capital Records Tower was the world’s very first round building that was designed and created. Believe it or not, the design of the Capital Records Building was not intended to look like a stack of vinyl records. It was just a coincidence that it does even still today! For more information regarding the Capital Records Building history please visit the link below: http://en.wikipedia.org/wiki/Capitol_Records_Building What a great piece of history right in our very own ...

Blue Collar Comedy veteran Dan Whitney, more popularly known by his stage name “Larry the Cable Guy,” is  ready to ‘Git-R-Done’ with the sale of his longtime, 20-acre estate in Sanford, FL. It is now on the market with  an asking price of $1,550,000. Lot's of Pictures Whitney first purchased the property in 2001 during a time commonly referred to as his “bachelor days.” Home  values in the Sanford area, however, have since fallen, dropping 24.8% over the past year according to Zillow  Real Estate Market Reports. While the housing market could be a speculative reason for Whitney’s decision to list  his home, the Orlando Sentinel reports that Whitney and his family have outgrown the house and are ready to  relocate somewhere that better suits his travel schedule. Whitney turned this cele...

I've been reading lots of great posts about feedback--debate on whether it is useful or not, and whether an agent should put forth the effort to attempt to collect it from agents and buyers. I wholeheartedly support listing agents who request feedback. There are some obvious reasons: 1. Agents are advising clients. Last weekend at an open house I was hosting, an agent and buyer attended. The agent didn't seem to like the house much and actually went outside and got in her car (and HONKED THE HORN!) while her client was inside asking questions! Obviously, I couldn't believe that any agent would do that, but it is an important reminder--when a buyer leaves the listing, it is the buyer agent they leave with and have the intimate discussions with re: price/condition/strategy. I want to know...

OK, to be technical it was actually 2 closings this week and 1 closing last week. To be fair though, 3 closings in one week makes for a much catchier headline don't you think? If you hear popping noises through your windows, those are bottles of Vueve being consumed in the canyons and streets of Hollywood in celebration! Here's the skinny on the closings: CLOSED: 8337 Kirkwood Drive, Los Angeles, CA 90046 - 2br/1ba, Roughly 1088 Sq Ft -  List Price: $595,000, Sale Price: $590,000 I want to congratulate L, the newest member of the Rich Kids posse on the sale of her home and M on the purchase of this amazing property! Here's to exciting new beginnings for the both of you. Deirdre, buyer's agent extraordinaire,  you are the greatest and I'm so glad we had the chance to work together! Tucke...

I frequently hold open houses, and, of course, try to learn more about the buyers that are stopping by. I ask them to sign in, and ask them if they are currently working with an agent. About half of the attendees usually don't have any agent, but ask them why and the answers go something like this: 1. "I have someone sort of helping me but I'm also searching on my own." What does this mean? This is weirdest answer of all. READ: I'm a buyer who is afraid of commitment. 2. "I don't have an agent. I buy houses all the time." The investor buyer who thinks everything comes down to the "bottom line." 3. "I'm not looking to work with an agent yet." YET? You're out looking at property. When do you think would be a good time to have someone helping you with the process? 4. "I'm doing a lot of re...

Hollywood CA - In Hollywood Short Sales there is a temptation for some that find themselves upside down in a mortgage to simply walk away. That is, having purchased a home mid way through 2006 and now finding forty percent of that purchase price has disappeared in market value, some choose to say to the bank, "You take it, I'm done." They mail the bank the keys and say good bye.   There's another strategy to consider. Staying in your home for as long as possible. Let me explain.   Discover how other sellers successfully did a short sale and request a free consultation by clicking here. Right now the national average in terms of living in your home for free is 461 days. That stat is thrown about as many different numbers, and I'm basing it on Google - right now - today. Based on the numb...

Hollywood, CA – Hollywood Short Sales are on their way.  They are already here at a rate of around 10.4% with an additional 10% foreclosure sales as a percentage of total sales in the last six months.  Over 20% of the current market is bank involved sales.  Why are Hollywood Short Sale going to become a thing of the present, a force that will reach a higher and higher percentage involvement in the market?  Simple.  Bush touted the highest home ownership percentage ever during his second term.  Didn’t you know that was going to come back and bite?    Behold Fannie Mae and Freddie Mac, the great insurers of all things mortgage.  Government certified with your tax dollars hard at work.   Risk and reward are great things.  When risk is removed, behavior changes.   Reward and punishment te...
