Greenbrae is located on site of an old dairy ranch and was the vision of a pioneer Marin developer who liked the sound of "brae" (which is Scottish for "hillside"). The the 700-acre Greenbrae Ranch near Larkspur was purchased in 1946. Early residential development focused on smaller homes under a postwar edict setting a $10,000 limit on building materials used for home construction. Many long time residents of Greenbrae homes bought their homes for less than $30,000. More recent additions to the community provide larger homes and many of the orignial homes have been expanded beyond recognition. For the month of January 2007, 6 homes sold in Greenbrae, CA, for an average sales price of $1,046,833.  The average original list price was $1,216,333.  These homes took an average of 99 days to sell.Of the 6 homes that sold, only 2 sold at their original asking price.  All others sold for less.  As of February 5, 2007, 58% of the listings currently available in Greenbrae are in escrow indicating an Extreme Seller's Market.Wow!  What a turnaround!  2007 is going to be very interesting.
