I'm looking at the French Valley market starts for January 2013 and something peculiar sticks out, sometimes we have look at a graph to see it.  Compared to most of the great Temecula Valley, French Valley had been selling for more than list price for the last few months, that's refreshing. Take a look at the graph below, notice how in Sept of last year, list price and sold price flip flops... Just like that. And you bet you can see the results, in your neighborhood too, lots of houses selling at good prizes and very fast?   One of the culprits here, is the low inventory, in all of the 92596 zipcode, there are only 97 houses is on the market! keep in mind this is an area with over 5000 homes, and usually a few more on the market, that leaves buyers fighting it out for a good house and b...

This is a home for sale in the very nice Capisttrano neighborhood in French Valley, near Temecula, CA.  Some of you have heard me wax on pretty good about Capistrano, the models, the courtyards, the builder etc, what can I say, I like it.  Here is a home wiht a nice kitchen, and a great master suite, oh, and it is some 3500 sqft and sell for a meager $240,000... The Casa Bella development is one of only two condominium complexes in Winchester Ca. I'm at it again, the other day when I was in Concord Estates, I did come across a really nice home, see the video preview below. This is a single story, missing appliances, but that happens in our market. Although this house needs a cleaning and a new stove, it is not a bad home, and for Concord estates in Frenc Valley Temecula, this is not a bad deal at $230k. Take a look and call me with questions.

Here we go again, as I read the paper and see the dysmal outlook for this year and the next 50 or so... I keep wondering, why builders are opening new comunities. With the economy as ad as it is, they could not possibly expect to actually sell homes???  As time will have it, here is another hopeful, KB homes is starting up new contruction in Concord Estates here in French Valley. From the looks of it, I am going to say we may see models sometime this summer. Now that Ryland has shut down in Concord, this will be the only active builder, and taking a hint from the other cuilders in French Valley, they may do just fine.  To give you an idea of what is being offered here, homes are starting aroudn the $250k mark, and some go as low as 230k, usually on a special offering though, but look ar...

Ok - I KNOW you have a hunkering for some airplanes. And if you are anything like me - your KIDS definitely would like a closer look.  So on Saturday Sept 25 2010, take them to the Open House at the French Valley Airport near Temecula and Murrieta. Take the Winchester road from Temecula, go past Murrieta Hotsprings and about a mile out, the airport is on the right.  Admission and Parking is free and there is a free kids zone as well. Since I highlighted French Valley, CA and Winchester, CA yesterday, I decided to research the closed sales and "Active" listings for these two cities.  Would you believe that Short Sales were the dominant category for closed sales?  Of course you would.  That is the trend for much of Riverside County, Ca.  According to my research, there have been 47 closed sales in the past 30 days.  Only 23%, or 11 properties, were represented by standard sales.  REOs were one up on Standard Sales with a total of 12 closed sales, or 26% of the market.  Short Sales dominated this market with 51%, or 24 closed transactions.  Now it's time for the disclaimer:  This data was pulled from my local MLS, MRMLS, and is deemed accurate and reliable.  What's the "Active" market look like?  I'm glad you asked!  A...
