Folsom is a bright spot in the real estate market. There is an excellent selection to choose from with 285 active listings of single family homes - down from 302 just 2 weeks ago.  Prices range from $199,900 for a 3 Bed/2 Bath to a 4000 sq ft custom home in Hillcrest with pool for $1,399,000. There are 100 homes in Folsom priced under $400,000 showing the affordability of living in this much sought after area.There are 120 pending sales - another big increase - with average days on the market at 53 which is an excellent statistic for a seller.  There are 160 sold listings in the last 3 months indicating great turnover activity.  Average days on the market for sold listings are 52. Average list price to sale price has increased again to 96.7%.

Inventory of homes for sale in Folsom are decreasing monthly.  There is still excellent selection to choose from with 319 active listings of single family homes in Folsom.  Prices range from $267,900 for a 3 Bed/2Bath to $1,500,000 for a 7200 sq ft custom home on just under 1/2 acre in American River Canyon. There are 77 homes in Folsom priced under $400,000 showing the affordability of living in this much sought after area.There are 57 pending sales with average days on the market at 59 which is an excellent statistic for a seller.  There are 143 sold listings in the last 3 months indicating very good turnover activity.  Average days on the market for sold listings are 56. Average list price to sale price is 95.7%.

 I just got word from the National Association of REALTORS Action Center that the Senate has passed the FHA Modernization Bill. They have been working on this for some time now and the next step is to go to a conference committee where they can reconciled the two versions passed, one by the US House of Representatives and the new bill passed by the Senate.I am hoping we get them to increase the loan limits to the conforming limit now of $417,000.  They are also looking into modifying the downpayment amounts to make it easier for borrowers to qualify for these loans.  The other terms they are working on is a 40 year amortization, possibly allow more condo loans, varianging the mortgage insurance premium, and other helpful programs.It is not over by no means.  Who knows how it will all lo...

Folsom realtor Beth Mergens helped provide lots of fun for Remax Gold's Santa party for the community. There were over 102 gingerbread houses decorated by local children who came (with their parents) to have their picture taken with Santa. "I've been selling real estate in the Sacramento valley for 8 years but this is the first subdivision I've ever given away!" This makes it much more convenient for parents to have the photo taken and not stand in long lines, listen to children crying and try to keep them entertained.

I found this article in the National Realty News, I thought I would share it with everyone. WASHINGTON, D.C. - Existing-home sales are projected to trend up in 2008, with pending home sales showing a slight near-term rise, according to the latest forecast by the National Association of Realtors®.  However, a recovery for new-home sales is unlikely before 2009.Lawrence Yun, NAR chief economist, said the worst part of the credit crunch has already worked its way through the data.  "The unusual mortgage disruptions that peaked in August were clearly seen in lower home sales that were finalized in September and October, so the market was underperforming," he said.  "Now that mortgage conditions have improved, some postponed activity should turn up in existing-home sales over the next couple...

I have been asked on many occassions by residents and non-residents of Folsom, how I thought home values were doing compared to the overall market. Obviously, there can be no denying that values have dropped considerably since the peak in 2005 (Around 17% by my estimation). In comparison to other areas in the vicinity, Folsom has held its own. Homes are selling, sometimes with multiple offers, at values that are equal to those of early Spring,2004. While that may make some residents wince when they hear it, usually because they purchased in 2004 or 2005, it is the silver lining of this down market.
