Is It Time For A New Water Heater?   Water heaters are one of those things that you don’t pay attention to until it no longer working correctly. Your water heater will not last forever, eventually it will fail. When will that be? There is no way to say how long a water heater will last but there are some signs that you can look for when the heater is nearing the end of its life.   Do I need a new water heater?   My water heater is leaking. There should never be water leaking from the heater, water leaking from inside the unit is a sure sign that it needs to be replaced. Even a slow internal leak is warning of further problems, and the unit should be replaced immediately. The water heater has rust or corrosion. Maybe the unit is not leaking yet but there are areas of rust and corrosion...

This lap siding doesn’t look right, is it bad?   I think it is safe to say that you do not need to be an expert in dry rot and water damage to see that something is wrong with your lap siding. If the material is warped, crumbing, or changing shape than it is probably a good idea to have it looked at by a professional contractor.     Why do I need a professional contractor to replace my siding?   You don’t have to use a professional, you can do it yourself if you have the skill to do it. Hiring a professional contractor to do your siding repair may cost a little more, but you will know it is done right. If you don’t possess the skill, a licensed general contractor in California may be just the right person do help you with your lap siding repairs.   Looking for a Qualified General Cont...

I Can Fix Your Plumbing Problem, But It Won’t Look Like This!     Having a problem with your plumbing? As a general contractor I get the opportunity to help solve many plumbing related problems in the Sacramento Region. Water can do tremendous damage in many ways. A plumbing leak can cause instant damage.   A water supply line that bursts can pour 100’s of gallons of water in a matter of minutes. Imagine what could happen if no one were around to see the problem. Even with the loss covered under an insurance policy, the time and effort can be demanding to the owner.  A plumbing leak can be a slow leak. Often times it’s the slow leaks that can cause damages for years before it finally gets noticed by the resident or owner. A small drip inside a wall can create a moist environment for w...

Okay, I have to admit I was a little concerned when I was sitting in Panera Bread in Folsom, CA all by myself just minutes before the Sacramento MeetUp. It is always a bit difficult to get an accurate number of those that will be attending, especially when we are all so busy professionally. Then my phone buzzed. DeeDee Riley was just minutes away, and would be there shortly – thank goodness! DeeDee is always a good conversationalist and being from the same county, El Dorado, we have a lot of local topics that we can touch on. She was not the first to arrive though. Ray Henson walked in right on time and I started to feel better about the get together. I met Ray at a couple of the past MeetUps and I knew he was from Elk Grove. Having lived in Elk Grove for a while, it’s great to hear...

Folsom Short Sale at an Amazing Price - Empire Ranch   I'm super excited to show you this newly listed short sale in Folsom near Empire Ranch.  4403 Esplanade Circle is a beautiful condo with 2 bedrooms, 2.5 baths, and 1,500 sqft.  Built in 2005, it's in great condition and offers a great Folsom location.  Inside features dark cabinets, laminate wood floors, and large patio.  This Folsom short sale will go on the market today for $249,000! Short sales are still a large part of the Folsom real estate market.  This is a Bank of America short sale, one of my favorites to work with because they are fair with their offer negotiation and property valuation.  Bank of America short sales are often quicker than other lenders because they are more organized and quick to evolve as new issues arise...

Using Photoshop to Create After Photos Before You Start Work   I got a call from an apartment manager in Folsom, CA for an estimate to install some stacked stone to the end of some of the buildings. Stacked stone can add value to your property, makes for great curb appeal, and can help attract quality tenants.     The cost of materials can be high so it is a good idea to know what is involved and have a good sense of what it will look like before making that commitment. How can you do this? Well there are programs that can simulate the building materials, but I thought I’d try it with Photoshop.     The owners have an idea for the color and style of the stacked stone they are considering installing, so I searched for an image of that type of product. While the image had to be stacked,...

Water Damage Repair in Folsom - Before and After   Early in the Folsom water damage repair project, things can look a bit overwhelming. There will be damaged materials, discolored surfaces, and maybe even some dry rot involved; all of this can be corrected by a water damage repair professional. It is important to get the source of the water damage repaired to prevent further damage to the materials. This may be a leaking water pipe, cracked drain line, or moisture seeping in from the outside weather. No matter the source, the moisture needs to be stopped before a successful repair can be done.     After correcting the source of the water damage, the rebuilding can begin. You may be surprised at how quickly the area can be rebuilt. A professional repair contractor can restore a repair ...

How Much is it Going to Cost to Repair the Water Damage in my Folsom, CA Home? As a Dry Rot and Water Damage Repair Contractor in Folsom, CA, I hear this all the time. I wish I had a quick answer but I don’t. The repairs required for one home will be different in the next. Since water damages can vary, some things have to be taken into consideration before a cost estimate can be given. These are the major factors that will determine the cost of the repair of water damage. The area of damage. This makes sense; a small leak will be in a limited area. If the damage is contained to the space around the toilet, this should be a quick repair. A burst pipe in the attic that rains down over the whole house can involve a lot of time and effort to repair. Detecting the problem early is importan...

Lender Required Dry Rot Repair in Natoma Station, Folsom, CA   Are you refinancing your home in Natoma Station, Folsom? Many homeowners are refinancing to take advantage of the low rates and that can benefit many in the Folsom area. It also can bring about some things that need to be done. You may need to get that dry rot repaired before the loan funding. That repair isn’t always a serious matter. I got a call from a loan representative that called me with a request to give an estimate to satisfy a termite report. The termite report didn’t have a lot of repairs, just a handful of exterior wood rot. The repairs today involved removing and replacing wood siding, window trim, and a wood window shelf. There were some areas that revealed damage beyond the original scope of work, so there w...

I got a chance to add some culture in my life; I went to the Folsom Symphony at The Stages yesterday. I have never been to a Symphony, but a friend was performing and I thought I’d check it out. I’m glad I went, the performance was great. Three Stages has a long list of performances for all sorts’ visitors; check out what is coming to Folsom.

JimBoy’s Taco has a Mobile Trailer? Sure looks like it.   While driving through the JimBoy’s Taco Parking lot today, I couldn’t help but notice a Taco Trailer parked there. I guess Jim Boy’s will bring the tacos to me.  J I did some research, I read that the JimBoy’s Franchise got a big start in 1954 with the use of a trailer very similar to this one in Folsom.

Weather changes coming to Sacramento? A look at the sunset.   It has been warming up in the Sacramento Valley during the day, but the nights have been pretty cold still. There is talk of rain possible for tonight in the region. It sure didn’t look like rain was coming earlier, but as the sun began to set; the clouds were on the horizon.
