It was quite a day trying to get a plumbing drainage leak under control in an apartment in Fair Oaks today. It was nice to get a glimpse of the sunset before getting home. I had to stop a snap a shot of the sunset from Placerville, the cloud cover brought out some great colors.

20 years ago, I stood on the corner in Fair Oaks Village, as Santa and his sleigh approached in the Christmas parade.  My young daughters waved as hard as they could, hoping to catch Santa's eye and maybe a tossed lollipop, as well.  As Santa approached - fat, jolly and waving to the crowd - he looked directly at me... "Merry Christmas Sally".  That was the moment I became a rock star in my daughter's eyes. For 29 years, Fair Oaks Village has come alive with red hats with white trim, boisterous "Ho, Ho, Ho's", and wandering carolers reveling in the Christmas spirit.  As one of the few suburb communities with an historic old town, Fair Oaks is the perfect quaint backdrop for the traditional festivities. The charming shops will open at 10 with merchant specials.  During the day an arts an...

Why is the paint already peeling off the siding?   Last year at this time, an apartment complex exterior was painted in Fair Oaks area of Sacramento. The manager called because the paint is already failing. The new exterior paint has begun the peel and flack off the siding. Is it normal for exterior paint to peel like this? No ,Exterior paint should last for years before any maintenance or care is necessary. There likely was not the proper preparation of the siding before the paint was applied. Another possible cause could be the time of year the product was applied. If the paint was put on the exterior walls during this same time of year last year, we have to wonder about the moisture and temperature at that time. Exterior Painting in Fair Oaks, CA

Meeting with a general contractor doesn’t have to be a scary encounter in Sacramento.     Many can get intimidated when meeting with a general contractor for the first time. Perhaps you have never worked with a contractor in the past, feel like you aren’t too construction savvy, or even not too sure what you want to have done. It is probably a good idea to work with someone that you feel comfortable with doing business. Ask your friends and relatives for recommendations; do they have a local contractor that they feel comfortable working on a home improvement project? Ask other Sacramento professionals if they know of a general contractor that they would refer. They are familiar with numerous contractors and may be able to help find one just right for you. Don’t be afraid to ask.   If ...

What was that? I was working away on my computer in my home office, and suddenly there was a noise that sounded like someone at the door, but no one knocked.  Then it happened again, and a third time, only now it sounded like the sound was right outside my window, like a scratching on the outside of the house or something.Curiosity got the better of me and I opened the door and looked through the screen.  Here is what I found.**** Apparently, they had been on the roof, right over my head, and that is what I was hearing.  You can see the last few of them flying down from the roof. There are a couple of big turkey families who traipse through our yard every day, but usually all I hear are their quiet gobble noises.  None of that this time - just the sounds of them on the house.By the wa...

Even with rising values and reduced inventory in certain markets, selling a home remains challenging. Buyers expect not just a shiny new stainless sink but pruned hedges, freshly painted walls, glistening hardwood floors, and more. Making everything look great can cost a pretty penny, and many sellers won’t be able to afford all the suggestions you might make.   You can help them prioritize based on the condition of what’s needed most, what buyers in the area typically request, what competing houses offer, and — of course — cost. Here’s a list of 25 affordable, easy-to-make changes from top design and real-estate pros:   Add power outlets with USB ports in rooms that lack them, especially in the kitchen, bathrooms, and bedrooms where they’re most needed. “Younger, more tech-savvy co...

If you only have $1000 to prepare your home for sale, consider investing your time and money in the following items. -          Change the main light fixtures in your home (dining room, kitchen, bathrooms and hallways). -          Change the kitchen and bathroom faucets. -          Pain with modern but neutral colors – tans & greens with white baseboards. -          Install wider baseboards in main living areas. -          Edge, mow and weed your front and backyard. -          Add colorful flowers to the front entry of your house. -          Hire a window cleaner and a house cleaner to deep clean your home.   Two more things you can do to sell your house right now. -          Hire a professional stager to stage your home. The stager will de-personalize and prepare your home for the un-k...

Redwood Deck Repair in Fair Oaks   Your redwood deck has lasted a very long time; you have kept it protected with stains and sealers and did your best to make it last. Unfortunately, despite your efforts, some of the boards are in need of repair or replacement. Maybe the deck boards are getting soft, or the nails are starting to pop. Something needs to be done to bring your deck back to its original condition. Wood Decks Do Not Last Forever Many of the homes and apartment communities in Fair Oaks have redwood decks, and many are in need of repair. We can extend the life of the wood with proper maintenance, but wood does not last forever. The sun, weather, and extensive use can all shorten the life of the redwood. The Seller just signed your offer. WooHoo!  Time for the happy dance and a big high five! You are one step closer to weekend honey-do lists!  But what now? First,  escrow will cash your check, so be sure the funds are in that account. No bounced checks, or I get cranky. You can also wire transfer your deposit directly to escrow, as well. I will open escrow and set up the framework of the transaction with them. Escrow acts as the neutral third party who holds the money, collects the title report and all other reports,  then records your deed when we are ready.  They will email you three things.    The Preliminary Title Report for some "light reading", showing everything that is recorded against the home currently. A Statement of Identity asking for personal details so they can separate j...

Ready to replace some siding? It may be time to get the worse pieces done.   Can’t afford to replace you siding this year? How about doing a portion of it this year, and wait on some of the repairs? A contractor can do the parts of the building that are in need of repair right away, and you can budget to get the rest done at a later date. Many consider this as a part of the building’s regular maintenance program. The siding that has suffered the most water and dry rot damage get the current repair dollars. We see this in apartment communities all the time. Replacing all of the siding is a very costly endeavor, so they budget money every year for dry rot and water damage repairs. If you are in the Sacramento Area, and are looking to do a portion of your siding this year, give us a call...

Are you doing the same thing and expecting different results?   I got a call from an apartment community manager today; there was a problem with the sheetrock in the kitchen. I drove out to take a look at the situation. This is a photo of the ceiling in the kitchen; there is a crack in the area of a previous repair.     There were 4 or 5 cracks in the drywall ceiling in the apartment unit. Looking at the repairs, I could tell that the repairs have been done several times – in the same areas. In at least one spot the repairs have grown to over 1/2  inch thick. Apparently the maintenance staff has been working on this problem for some time. So every time they patched the ceiling, the crack came back again. They kept doing the same thing, but they were expecting different results. Maybe ...

Your lightweight concrete deck has dry rot? Is this possible?   Lightweight concrete deck is a common feature in many apartment communities throughout California. The typical construction of a second story includes standard wood framing with a layer of plywood over the top, creating a slightly sloped flat surface. The edges are flashed to produce metal perimeter that will be filled with lightweight concrete. This area will be hot mopped with tar and paper to water-proof the wood surface below.   So how does the wood rot? A number of things can happen over time; the lumber can twist, the posts may settle or extreme weight can be placed on the surface. Any movement may cause the concrete to crack and more importantly tear the water-proof tar barrier. Once this happens, water will seep th...
