We all love Holidays and enjoy time with our families and friends, but now, when our favorite Holidays are over, let's look at  Encino real estate in December 2015. As expected, the housing inventory in Encino city slightly decreased in December ( see below interactive live charts for houses and condos that are updated with the latest data). There were 5 months supply of houses for sale, and only 2 months supply of condos. Condos were about 23 days on market (DOM), and houses only 17 days (median). NEW: 31 houses(SFR) and 14 condos were listed in December.36 houses(SFR) and 21 condos were SOLD, that was much less than during a previous month. Median price per square foot in last month of 2015: SFR= $452 (+4.9%)Condo= $302 (+15.7%).Median Sales Price: SFR= $1,002,500;Condo= $390,000. Ove...

The Minimum Listing Price $416,000 and Selling Price was $432,00,000 with 2 bedrooms, 1 baths, 903 square feet house, 5,035 sq ft lot.  Maximum Listing Price $5,900,000 and Selling Price $5,450,000 with 6 bedrooms, 10 baths, 11,121 sq ft home, 54,606 sq ft lot, and 284 days on market..  Average Listing Price $1,390,549 and Selling Price $1,347,626 with 4 bedrooms, 3.5 baths, 1963 sq ft home, 13,5918581 sq ft lot and 64 days on market.  12 sales were in the price range of 600K to 700K and 10 between 900K to 1 Million..  MORTGAGES AND INTEREST RATE    Conventional Loan 30 year fixed it's at 3.7210% there is a 5% down payment for purchases with no Private mortgage Insurance....

Encino Blooms in February.   While most of the country is cold and full of snow, ice and cold, out here in Southern California the picture is very different.  We have some nice temperatures around 80F. I set out to see what is in bloom these days in Encino neighborhood: Don't you love this house with a lush pear tree in front of it? Or this lovely house with magnolia tree? This pink magnolia tree makes streets and yards quite pretty this time of year. Yes, those are orange tree behind this magnificent magnolia flower. Here are some bright pink flowers from my backyard:) I don't know the name, but they are awesome looking. Cacti Night Blooms   I found this beauty walking  at night with my dog... I came back the next day with my camera to make some great shots......Oh NO! Blooms were gone...I was very sad that I missed it. Little I knew that this is one of the most unusual plants: night-blooming cereus( =cactus). When I walked again at night with Fifi, I noticed new blooms! This time i had my Iphone with me:) There were only few blooms left. But I'm glad I had another chance.  These huge flowers are so beautiful, aren't they?
