The average sales prices in October '09 was $800,000, including Leucadia and Olivenhain, which is down from an average of $864,000 in October '08. The highest priced home to sell in October of ‘08 was $3,850,000 for a palatial 8,900 Sq.Ft. home, on a 3.14 acre lot in Wildflower Estates. In October of '09, the highest priced home to sell was $3,299,000 for a 7,000 Sq.Ft. home, located on 2.8 acres also located in Wildflower Estates. The number of sales decreased slightly from (33) homes sold in October '08 to (30) in October of '09. Of the (33) homes sold in October of '08, (28) were financed conventionally (20% min. down), (3) were purchased in Cash and (2) used FHA financing (3.5% min.down). If you are a dog lover (whether you have one or not), don't miss Leucadia Nights Howl O'Ween on October 24th in Encinitas for the benefit of the Rancho Coastal Human Society.   These after-hours walk for folks and their pooches takes place from 5:30 - 8:30 PM with participating business staying open late.  There will be a Pet Parade and a Pet Costume contest; the $5 entry fee is donated to the Rancho Coastal Human Society.  All you have to do is sign up, then bring your pooch in costume with their "trick or treat" bag to one of the participating business for judging. Winners will be announced at The Grateful Dog at 802 N. Coast Highway/Route 101 in Leucadia (Encinitas). September '09 average sales price ($917,970) for a home in Encinitas, including Leucadia and Olivenhain dipped 7.3% from September of '08, while the median sales price dipped nearly 20%. How do you calculate Sales Price VS Average Sales Price? Quick answer: Median price is half are below, half are above Average price: All sold prices are added together into a sum; the sum is then divided by the number of houses that sold. *More homes sold below the average value in '09 vs '08, affecting the median price more than the average price The number of sales increased from (28) homes sold in September '08 to (34) in September of '09. I went off to Home Depot to pick up a few things as we getting prepared for a wedding with various events adn guests at our house next week. What a shock!! I am SOOO not ready for this. How about you? And then there's this. Looks like a Modernist painting, I guess. But while picking up some garden mulch it started raining. RAIN. In So Cal in early Fall? SOOO out of character. The Boathouses in Encinitas are located at 732 3rd Street and are perhaps the most photographed landmark in town.  My husband and I used to live next door to these homes and would enjoy sitting on the steps and watching cars come to a halt in front of these landmarks and watching the tourists stare in amazement.  Some wonder.....are they boats that someone has retired and made into homes?  Well, the answer is "no".  They were built as homes and have never seen water except for the rain. Once again the Carlsbad art gallery Cannon Art Gallery is featuring a wonderful show, this time of contemporary drawings in Southern California.
