This is one of a series titledOut & About with Jim Frimmer, your Realtor in Mission Valley.Read others in this seriesright here. About 25 miles north of downtown San Diego is the City of Encinitas: In the 2000 Census, Encinitas had about 58,000 residents. The 2005 estimate of median household income was $86,520. It's one of San Diego County's more affluent cities. On the eastern side of Interstate 5 in Encinitas is the somewhat rural community of Olivenhain, featuring two-lane roads, wood rail fences, and parks and trails for pedestrians, bicycles, and even horses. Most of the homes are single family residences at the upper end of the price scale. Olivenhain has a "dark skies" policy which limits outdoor lighting so as not to interfere with the view of the nighttime sky. The Colony had ...

As I run the streets of my local coastal town of Encinitas, Ca., I am disgusted by the amount of trash littering the streets.  Old Encinitas, west of I-5 along Coast Hwy. is strewn with thousands of cigarette butts, discarded food containers, wrappers and an abundance of miscellaneous garbage. And, it doesn't stop there!  Our city, in addition to the surrounding areas, including Carlsbad, Oceanside, Vista, San Marcos & Escondido have a high visability of litter on the freeways, off ramps, vacant lots, business areas, schools and many neighborhoods. Our home is located in a high traffic area leading to Moonlight Beach in Encinitas.  Consequently, we experience 1000's of visitors and locals alike, especially during summer months, transiting our neighborhood in route to the beach, mindless...

Last Friday, we learned that the Gross Domestic Product (GDP) grew by 2.7% in the first quarter, which was actually less than previously reported.  GDP is a measure of a country's overall economic output. The University of Michigan Consumer Sentiment increased to 76, the highest since January 2008, from 73.6 in May.  This Index provides, among other things, a near time assessment of consumer attitudes on the business climate, personal finance, and spending. After this news, there has been another nice rally toward lower rates. Mortgage rates are low because investors, nervous about global economic stability and a volatile stock market are plowing their money into Treasury debt and mortgage securities, assets that investors perceive to be relatively safe bets. This is continued good news...

ENCINITAS ORCHIDS     Encinitas is known for beautiful flowers in its nurseries, gardens and at retail and whole sale growers. This beauty was one of many I spied at an orchid nursery in Encinitas just off the freeway. Of course if you want a gorgeous orchid arrangement, I would recommend ENCINITAS ORCHIDS owned and created by my friend Don Doerfler.

Not just another Italian Restaurante, the Blue Ribbon Artisan Pizzeria's menu offers tasty, eclectic choices made solely from locally grown, organic ingredients.   After a busy real estate day, writing two offers and showing property, my wife and I enjoyed a much needed evening break. And, while there is no shortage of restaurants in the Village of Encinitas, we've been eager to try one of Encinitas's newest restaurants, recently opened by owners/operators Wade and Kristi Hageman.  With years of collective experience and obvious pride, they have created a wonderful environment in which to enjoy their fresh and tasty offerings. My wife Jami started by ordering a French Syrah (Shiraz), while I enjoyed a chilled 20 oz. Arrogant Bastard Ale.  We began with the Blue Ribbon "Little Gems" Caes...

Have you ever heard of Senator Henry Mello or Assemblyman Mike Roos?  In 1982, they co-authored the Community Facilities District Act, otherwise known as Mello-Roos. After Prop 13 was passed in 1978, which limits the ability of local governments to use property taxes to construct public services and facilities, i.e., infrastrusture, new ways to fund public improvements needed to be found.  Mello-Roos are a special property tax on real estate imposed on owners within a Community Facilities District to help develop infrastructure in newly developed areas.  These areas are very common in Southern California.  This infrastructure includes: Streets Water Sewage and drainage Electricity Schools Parks Police protection The Mello-Roos tax is used to pay the principal and interest on the bonds s...

Great news going into the weekend.  We have seen a nice drop in rates over the last week, about 0.50% across the board.  This drop equates to an increase in buying power and an increase in buying options.  Increased buying power, four examples with a 30 year fixed: •·         A payment of $1,565 at 5.25% equated to a loan amount of $283,400.  Same payment but at 4.75% equates to a loan amount of $300,000.  Loan amount increase of $16,600. •·         A payment of $2,175 at 5.25% equated to a loan amount of $393,875.  Same payment but at 4.75% equates to a loan amount of $417,000.  Loan amount increase of $23,125. •·         A payment of $3,440 at 5.375% equated to a loan amount of $614,300.  Same payment but at 4.875% equates to a loan amount of $650,000.  Loan amount increase of $35,700...

For quite a few months now I have been sharing with anyone that would listen that the residential real estate market in North San Diego County has changed. It is vibrant, positive and on the move. Things are Selling and Buyers are out looking hard. NSDCAR HomeDex shows year-over median single-family detached homes in North San Diego County increased 21.67% from April 2009 and North County attached homes increased 22.46% from a year ago; making nine straight months of rising year-over prices.   If you have been looking at any type of property in Carlsbad, Encinitas, Cardiff, Solana Beach or Del Mar you know first hand what I am talking about. Via this Blog and my Market charts (click market trend charts on my website www.RobDennyHomes.com) I try to keep you right up to date on the acti...

My husband and I were walking on the beach in Encinitas, in North San Diego County, when we happened upon these children playing in the sand. My thoughts were:  "How darling is that those children are so cute they look like they are out of a movie".  Just as I was about to turn to my husband and express my thoughts...he said to me, "Those kids are destroying the sand that was brought in to protect the lifeguard station".  This just goes to show you how differently we think! You decide if this is damaging to the beach or not!        Public comments have been disabled to prevent spam but I would love to hear from you by e-mail or telephone!  Contact me for more information about life and living in the Temecula, Temecula Wine County, De Luz or Murrieta areas, or anywhere in Southwest River...

How to Put Out a Fire with a Fire Extinguisher  The Encinitas Fire Department put on a demonstration yesterday on how to put out a fire using a fire extinguisher. [photo courtesy of photo8.com on Flickr] This demonstration was part of the class on Emergency Preparedness being offered by the Natural Living Source. The demo was held in the parking lot outside the Blue Star Body Lounge who hosted the site for the remainder of the Emergency Preparedness class.  Critical to putting out a fire with a fire extinguisher, of course, is knowing HOW to use it, and the videos will explain the procedure and show you how it's done.    The important way to remember the procedure is PASS:  P - Pull the ring to release the handle on the extinguisher A - Aim the hose S - Squeeze the handle to release the...
