Looking for the top " THINGS TO DO IN ENCINITAS"? Well, if you are not a local and are not " in tune with Living in Encinitas", then making a stop at Swamis Surfing Beach Park and The Self-Realization Fellowship Temple, is a total must. Swamis is by far the most renowned and popular surf spot in North County San DIego, possible, all of San Diego County, even. For starters, I'm a hard core Swamis local. I don't like promoting kooks learning to surf at this spot, or promoting long boarding, etc, but it's all good. Swamis is a different type of surf spot, compared to the rest of Encinitas, like Pipes, Cardiff Reef, Seaside Reef, Cardiff by The Sea Campgrounds, D- Street, Grandview etc. It's pretty much free for all at Swamis, and it is by far one of the only spots that can hold any size swe...

Encinitas Detached Home Sales, Home Values & Market DataEncinitas is a great place to live, with a laid-back beach vibe and a variety of detached neighborhoods to choose from. There are gated communities that offer swim and tennis, oceanfront living, and options for living west of the freeway and even west of the 101. The four major communities in Encinitas are Olivenhain, Cardiff By The Sea, Leucadia, Old Encinitas, and Encinitas Downtown west of 5 homes. Each of these communities has its own unique character and charm. One of the great things about living in Encinitas is its location. It's next to Carlsbad, Solana Beach, Del Mar, and Rancho Santa Fe, which makes it a blend of ranch and coast, and the ultimate San Diego lifestyle. If you're interested in buying or selling a detached sing...

Quantity of Leads Way Down. Quality of Clients Way Up! Placing my Broker’s hat upon my head please allow me to share my humble insights. About mid 2022 I was beginning to feel a bit anxious. It was in the air. As interest rates, inflation and the threat of recession began to increase along with the  residue of the COVID COP OUT (Sorry but after almost 3 years I’m over it) still looming over our heads we were beginning to see folks starting to ease off the throttle be they buyers or sellers.  Thankfully, it hasn’t been an abrupt ‘08ish type of nose dive; At least not yet. There are still many full price offers, even some multiple bidding activity going on in certain areas while price-points seem to be holding their own. San Diego, albeit it has slowed somewhat, is still considered one of...

Encinitas Classic Car Nights 2022~ Final Event  ~I suspect many classic car buffs and non-aficionados alike love the Encinitas Cruise Nights on the 3rd Thursday each month from May through September.  This is an annual series each summer. Several local car clubs will have their vehicles parked for all to admire! There will be dozens. If you missed the first 4 events next Thursday September 15th from 5:30 to 7:30 pm is the last opportunity this year. I’ve attended several times (see my slideshow), but it’s been a number of years now.   You can’t help but be wowed by the Woodies, Hot Rods and other classic, vintage, and foreign cars parked along the Coast Highway 101 in downtown Encinitas! They’re all beautiful and so well maintained by their proud owners. The theme for this final Encinit...

Your Thoughts About Shared Equity Investments?I'm curious to know what lenders, investors and RE industry stakeholders think about Shared Equity investing? We've been in the Accessory Dwelling Unit (ADU) aka BACKYARD HOME business in san Diego for almost 40 years. Until recently most of our transactions have been cash, leveraging capital from IRA's, 401k's, retirement accounts, RE portfolios or conventional cash out REFI, HELOC, 2nds, etc. However during the past few years since the new California ADU laws were enacted we've been paying some attention to the companies that offer what is known as "Shared Equity" loans. Is anyone familiar with or actually used these types of loans? What is your opinion of them? What are the down side risks vs the upside potential for investors? At first I ...
