  What Is A     "Resident Owned"   Manufactured Home Community?       There are several   ways to own a   MANUFACTURED   HOME.         CO-OP: A Manufacured Home Park CO-OP is a CORPORATION whereby each homeowner owns a percentage of stock usually 1 percentage share ot the park/community. In a coop you do not have any equity in the real estate as it belongs to the corporation. It is therefore very difficult if not impossible to borrow against your home making a 2nd, home improvement loan or reverse mortgage unatainable. In my personal opinion it's merely a cut above just renting or leasing and does not compare to owning your property.   Example: Let's say there's 100 spaces in the park/community. Beacon's Beach in Leucadia (Encinitas) - A Favorite for Surfers   Beacon's Beach, below the bluff along Neptune Avenue in Leucadia, is a favorite spot for viewing, for surfing, and for just enjoying the beach.     The hike down is pretty steep , as you can see, but the path is decent and there are a few stairs. Much easier going down than up.        Parking is somewhat limited in the small lot, and tough when the weather is really nice. but you can generally find parking along Neptune or one of the sside streets. Market News Below are the North County San Diego zip code breakdowns for first half ending 2014 compared to first half ending 2013. As you can see, homes in the North County area remain strong with only one zip code slightly down. While things cooled in May, June came back across the county  as sales of previously owned single-family homes rose 14 percent and sales of previously owned condominiums/townhomes jumped 16 percent. One big help has been an increase in homes for sale coming on the market. Homes on the Multiple Listing Service have risen nearly 8,000 throughout San Diego County, the highest level since February 2012.
