Big Places   On    Tiny Spaces.   When The   Cubic foot vs Square Foot Counts.   Part 2       In Part 1  we showed you how to search for and identify  "TINY SPACES"   that have tremendous potential for gentrification, value enhancement and much   "BIGGER PLACES"           We offered up some very creative ways you could remove the old "TRAILER" or "MOBILE HOME" and with a little imagination recreate that Tiny Little SPACE with a nice new BIG PLACE by utilizing the CUBIC FOOT instead of just focusing on the SQUARE FOOT.             If your one of the lucky ones fortunate enough to own a home on the bluff over-looking the ocean you're probably looking at around $2000/sf for a scraper on the North San Diego County waterfront. Or to put in much simpler terms approximately $5,000,000 for a 2...

What Is The Benefit of Belonging To Both   Trulia and Active Rain?   I've recently been pondering the value and logic for belonging to both Trulia and Active Rain. Having been a contributing and participating member on both platforms for the past several years I've come to see some value from each in several areas that were not redundant or overlapping.   While Active Rain has what I believe is the best overall Real Estate blogging platform and overall networking community whose members are extremely knowledgeable,  informative, friendly,  easily accessible the Q/A platform leaves a lot to be desired.    AR's policy is not to award points for commenting on the Q/A platform. But in many ways that's where I think they might be missing the boat somewhat. At least for me that is. The Trulia...

1800GotJunk to the Rescue for my Seller   We are close to closing on a quick sale and the seller, who lives out of state, has had to have the house cleaned out.   Some items have been trashed, others donated.   It’s not always easy finding someone to donate items to, and some vendors (e.g., Salvation Army), while they will come pick up things at the property will refuse certain things based on condition, or for other reasons.   Such was the case the other day.   After canceling their previously arranged pick-up, Salvation Army was scheduled to come pick up the last load of items from the garage. Unfortunately they did not take everything and I was left with a load bit enough for my SUV including furniture.   I made a call to 1800GotJunk, who I’ve used in the past. They quickly set up a...

What Is A     "Resident Owned"   Manufactured Home Community?       There are several   ways to own a   MANUFACTURED   HOME.         CO-OP: A Manufacured Home Park CO-OP is a CORPORATION whereby each homeowner owns a percentage of stock usually 1 percentage share ot the park/community. In a coop you do not have any equity in the real estate as it belongs to the corporation. It is therefore very difficult if not impossible to borrow against your home making a 2nd, home improvement loan or reverse mortgage unatainable. In my personal opinion it's merely a cut above just renting or leasing and does not compare to owning your property.   Example: Let's say there's 100 spaces in the park/community. Each resident would own 1/100 or one share of the stock.   CONDO CONVERSION: In a CONDO CONV...

What's ahead for San Diego's multifamily market?     I was particularly interested in what this journalist had to say about 'BABY BOOMERS' inasmuch as it is a signicant  it is quite relevent to our niche in the "Manufactured Housing Inustry" as tens of thousands of BB's will be reaching retirement age daily for the next 20 plus years.   It's a known fact just how much this generation helped to create and shape the real estate industry for the past several generations it's going to be interesting to see what their next step will be.   However, let's not forget how the BB's parents, the post WWII "GREATEST GENERATION", fostered the post war building phenomenon that resulted in one of the most staggering real estate growth spurts in American History.   With great fortune and perfect timin...

What Can Your City Do About Manufactured Home Park Conversions?     The dramatic increase and awareness about Mobile & Manufactured Home Park Conversions to Resident owned Condo or Subdivision Communities is becoming more pervasive by the day.     It's no secret in many areas throughout California that there is a Real Estate inventory shortage which has resulted in an increased demand for HOUSING and a staggering increase in rental dynamics both from an availability and cost stand point.   However, this does not bode well for folks be they YOUNG FAMILIES looking for that start for their first home ownership venture or SENIOR CITIZEN (Baby Boomer) who is seeking to downsize but still desires to own their home as opposed to being at the mercy of a LANDLORD.    It is also equally as ch...

Beacon's Beach in Leucadia (Encinitas) - A Favorite for Surfers   Beacon's Beach, below the bluff along Neptune Avenue in Leucadia, is a favorite spot for viewing, for surfing, and for just enjoying the beach.     The hike down is pretty steep , as you can see, but the path is decent and there are a few stairs. Much easier going down than up.        Parking is somewhat limited in the small lot, and tough when the weather is really nice. but you can generally find parking along Neptune or one of the sside streets. Worth a visit, even if you just stand at the top and enjoy the views   This last photo was taken at sunset a few months ago   s

Catalyst Projects for California Sustainable Strategies Pilot Program   For the past several years we have been dealing with the California Department of Housing and Community Development with Mobile Home and Manufactured  Home Park Community Condo and Sub Division Conversion projects throughout the State.    There is a strong suggestion that this is just the tip of the iceberg and that there will be many similar projects being launched throughout California for the next several years if not decades.   This program and others like it, or perhaps Manufactured Home Park Owners and developers that will be participating in the rent/lease to resident owned  conversion process independently could be opening up doors for senior and affordable home ownership opportunities that could begin to cr...
