In Encinitas, California, over the last 6 months, home prices also surpassed, by $17,000 or 2.28%, the highest 6 month period in Encinitas home price history, which was set in January thru June of 2006. Having been a contributing and participating member on both platforms for the past several years I've come to see some value from each in several areas that were not redundant or overlapping.   While Active Rain has what I believe is the best overall Real Estate blogging platform and overall networking community whose members are extremely knowledgeable,  informative, friendly,  easily accessible the Q/A platform leaves a lot to be desired.    AR's policy is not to award points for commenting on the Q/A platform. 1800GotJunk to the Rescue for my Seller   We are close to closing on a quick sale and the seller, who lives out of state, has had to have the house cleaned out.   Some items have been trashed, others donated.   It’s not always easy finding someone to donate items to, and some vendors (e.g., Salvation Army), while they will come pick up things at the property will refuse certain things based on condition, or for other reasons.   Such was the case the other day.   After canceling their previously arranged pick-up, Salvation Army was scheduled to come pick up the last load of items from the garage.   What Is A     "Resident Owned"   Manufactured Home Community?       There are several   ways to own a   MANUFACTURED   HOME.         CO-OP: A Manufacured Home Park CO-OP is a CORPORATION whereby each homeowner owns a percentage of stock usually 1 percentage share ot the park/community. In a coop you do not have any equity in the real estate as it belongs to the corporation. It is therefore very difficult if not impossible to borrow against your home making a 2nd, home improvement loan or reverse mortgage unatainable. In my personal opinion it's merely a cut above just renting or leasing and does not compare to owning your property.   Example: Let's say there's 100 spaces in the park/community.
