Encinitas CA West of Interstate 5 Homes for Sale     West of Interstate 5 Home Search Years ago...during a simpler time, real estate or living west of Interstate 5 in Encinitas or anywhere for that matter in North County along the coast was the norm.  Most of us lived close to the beach and in 1968 Interstate 5 was built and the east west divide was born.  We teased friend for being out of the loop and east of 5, away from the beach and town.  Well that has changed, parts of town are along El Camino Real for shopping and eating, the post office is even out there, my office is out there.  But west of 5 is still the beach area, riding bikes, beach walks, checking the surf or having a beer at The Tavern or Beachside or any place along Hwy 101 is just fine in our book! But sometimes, Realtors® say, taking the extra step to stage a home can lead to getting a higher sales price for a home. The Encinitas Luxury Home Market for 2014   The luxury home market in Encinitas, Carlsbad’s neighbor to the south, for 2014 was alive and well. Forty single family detached homes sold that fit the traditional criteria for a luxury home – the top 10% of homes sold in the last 12 months for a particular community.   Encinitas luxury homes that sold in 2014 ranged from $1,749,500 to 10,500,000, with 44% of these properties selling for cash (vs. 28% in Carlsbad), more than the average for Encinitas as a whole (25% for 2014).   Luxury homes were on the market for an average of 71 days, but several homes languished on the market for over 200 days (based on the most recent contract, not any prior listings).   These luxury homes in Encinitas sold, on average, for 93% of the list price, with 8 ...

Where Will The Jobs We Need To Grow Our Economy Come From?   I keep hearing our politico ranting about job creation being the #1 priority to refueling our so called "recovering economy" which seems like a reasonable and logical concern and goal. VA Home Loan Limits For 2015 Increasing for San Diego CA - The VA Zero Down Loan Limits for 2015 have been announced and San Diego County is seeing a slight increase from $546,250 to $562,350.  The new limits apply to all VA purchase and VA cash-out refinances originated from January 1, 2015 through December 31, 2015.  The new VA Home Loan Limits will follow the recently announced Fannie Mae and Freddie Mac limits for 2015 as established by the Federal Housing Finance Agency (FHFA).  That announcement was closely followed by FHA. Does this mean that the maximum VA loan is only $562,350?  Absolutely not.  This just means that someone purchasing a home and utilizing their VA Home Loan Benefits in San Diego County will be required to have some down payment if purchasing a home with a sales...
