ArtFest 2015 at the San Diego Botanic Garden in Encinitas CA Artfest 2015 at the San Diego Botanic Garden was a rousing success, at least from my perspective.  This 2-day art festival/fair was held this past weekend at the beautiful San Diego Botanic Garden in Encinitas.  We visited for several hours and thoroughly the wide range of art vendors (including a few pottery purchases), the Bonsai and Ikebana exhibits, and of course these gorgeous gardens we are so blessed to have preserved along our coast. Enjoy the festival and the gardens in the slideshow below. San Diego Botanic Garden 230 Quail Gardens DriveEncinitas, CA  92024(760) 436-3036Open Daily (except Christmas) 9 - 5

Encinitas CA West of Interstate 5 Homes for Sale     West of Interstate 5 Home Search Years ago...during a simpler time, real estate or living west of Interstate 5 in Encinitas or anywhere for that matter in North County along the coast was the norm.  Most of us lived close to the beach and in 1968 Interstate 5 was built and the east west divide was born.  We teased friend for being out of the loop and east of 5, away from the beach and town.  Well that has changed, parts of town are along El Camino Real for shopping and eating, the post office is even out there, my office is out there.  But west of 5 is still the beach area, riding bikes, beach walks, checking the surf or having a beer at The Tavern or Beachside or any place along Hwy 101 is just fine in our book! West of Interstate 5 ...

If you talk to any Encinitas Real Estate Agent, they will tell you it is important to keep a home clean, bright and free from clutter while it is on the market for sale. But sometimes, Realtors® say, taking the extra step to stage a home can lead to getting a higher sales price for a home. In a report conducted by the National Association of Realtors®, the first of its kind from NA 49 percent of surveyed Realtors® who work with buyers believe staging usually has an effect on the buyer’s view of the home. Another 47 percent believe that staging only sometimes has an impact on a buyer’s view of the home only. Only 4 percent of Realtors® said staging has no impact on buyer perceptions.   Realtors® on the buyer side believe that staging makes an impact in several ways; 81 percent said stagi...

The Encinitas Luxury Home Market for 2014   The luxury home market in Encinitas, Carlsbad’s neighbor to the south, for 2014 was alive and well. Forty single family detached homes sold that fit the traditional criteria for a luxury home – the top 10% of homes sold in the last 12 months for a particular community.   Encinitas luxury homes that sold in 2014 ranged from $1,749,500 to 10,500,000, with 44% of these properties selling for cash (vs. 28% in Carlsbad), more than the average for Encinitas as a whole (25% for 2014).   Luxury homes were on the market for an average of 71 days, but several homes languished on the market for over 200 days (based on the most recent contract, not any prior listings).   These luxury homes in Encinitas sold, on average, for 93% of the list price, with 8 ...

San Diego CA - During a typical 30-day escrow period in San Diego, there is ample opportunity for a potential home buyer to unwittingly sabotage his or her deal.  Remember that lenders are approving a home loan based on a snapshot of the buyer's qualifications and until the keys are in the buyer's hands, there are still several things that can cause a deal to unravel, even at the very end.   Credit Issues: These days, a buyer's credit is monitored until the end.  This goes for FHA, VA, Conventional and Jumbo financing.  Not only will the lender find out if a new account is opened, but also if anyone else even inquired into the buyer's credit after the lender's credit inquiry.  If the new furniture will require financing, best bet is to wait until the mortgage loan is closed.  If the new...

Challenges to Local Control Emerge in Mobilehome Park Ordinance Trends BY EVA SPIEGEL Eva Spiegel is communications director for the League and can be reached atespiegel@cacities.org. City efforts to protect mobile-home park rent have reached a crossroads. Two recent court decisions — and an unwillingness to address these issues in the state Capitol — pose a significant challenge to the future of local mobile-home rent control ordinances.   More than 100 local jurisdictions, primarily cities, have enacted mobile-home rent control ordinances in California. Some were passed by voter initiative and others through city council action to protect an important source of affordable housing. These ordinances determine the rent and rent increases on the pads where mobile homes sit. Typically a mo...

Single Story Homes for Sale in Encinitas California 2015   Area home buyers interested in single story homes for sale in Encinitas have a number of options, even with the current limited inventory. Budget, of course, is always an important factor.   Single story homes in Encinitas are not always easy to find (about 1/3 of the todal number of detached homes), especially if you are seeking new home construction. New home builders often do not build single story homes because of the price of land and construction costs, but some Encinitas neighborhoods have a decent share of single story homes for sale in a range of prices, from entry level to high end.   However, there are several new home builders in Encinitas who have single story homes to offer, including Fiore, Seascape (2 homes in th...

Where Will The Jobs We Need To Grow Our Economy Come From?   I keep hearing our politico ranting about job creation being the #1 priority to refueling our so called "recovering economy" which seems like a reasonable and logical concern and goal. The only thing I'm having a problem understanding is just where all these jobs will be coming from and who's going to get them?    Many if not most Baby boomers who lost  a significant chunk of their booty in the '08 crash are not retiring and are even going back to work if they have the  necessary skill sets needed to fill these phantom jobs? If they don't possess the necessary qualifications or there positions have become eliminated by technological advancement they are taking entry level Home Depot and Wallmart jobs away from younger generati...
