Realizing that there has been many a book and article written regarding the power of influence, I do not intend to provide a long and lengthy dissertation on the topic.  However, as I was reading Developing the Leader Within You by John C. Maxwell this past week, one particular sentence has danced in my head continually. The sentence read, "Sociologists tell us that even the most introverted individual will influence ten thousand other people during his lifetime!" That absolutely gave reason for pause. How many people are you influencing on a daily basis without even knowing it? How many times a day are your actions those that you would want others to emulate? Just food for thought.   Keisha Hosea is a local Market Expert and Realtor in Chino Hills, California with Keller Williams Realt...

With the rapid price drop and low interest rate, is this the time to purchase a home? Here is a list of 4 types of buyers who shall not consider buying now. 1. Older couple downsizing. It is financially more favorable to do downsizing when the market is going up. 2. Buyers with unstable future earning. Those buyers shall wait until their financial situation stabilized. 3. Short term investors who want profit in 1 to 2 years. 4. Buyers with high debts and poor credit. It is best for those buyers to focus on reducing debts and improving credit first. On the other hand, buyers with stable jobs, credit score over 680 and at least 10% down payment shall consider buying. Here's why: 1. Large selection of inventory. 2. Low interest rate. 3. Tax advantages. If buyers wait until the market turn ...

When you want to invest in real estate there are several different types of properties for sale you can consider buying, one of them is apartments, whether they are in apartment buildings or development complexes, apartments are usually a good choice for busy people or newlyweds. People who work long hours usually don’t have time to take proper care of a house, so apartments for sale are usually their first choice when checking real estate listings. Apartments give you the freedom of not having to take care of green areas, security or maintenance since in the majority of cases that is taken care of by the building owner or a person in charge of maintenance. Also the security issue is basically taken care of in apartment buildings, where only the people who reside in the building can ent...

Most agents do not like to work on short sales for the fact that short sales are 2 to 4 times more paper work and less pay. Here's why: 1. In a regular sales, agents deal with only one principle, the seller. In a short sales, agents are dealing with multiple principles including the seller and the lenders - 1st, 2nd trustee and/or 3rd trustees. 2. Since seller will net zero profit on the sale, lenders are the ones who are actually paying the sales commissions. In a short sale, lenders are suffering financial lost already and most of them cut agent's commission to approve the short sales. Despite of the common judgement, most sellers like to hire an agent that is most popular in the area. However, those agents are not nessasary the best candidates for short sales homes. Most popular neig...

Get the Picture? The credit crunch has made for stricter underwriting standards which in turn has caused a lack of available funds for buyers. The good news is that the statewide median price of a single family home in September 2008 has declined to $316,480. Qualified buyers today must keep in mind that the stricter lending standards will probably translate into more documentation to produce and longer escrows. But in the end the goal of home ownership can be realized. Just be patient and dig in for the ride. The days where a homeowner needs to be two to three months behind on a mortgage payment before the lender will engage in a workout option are slowly coming to an end. Fannie Mae is revising its approach to loans. Servicers of the company's loans will be required to inform borrowers that if they are "reasonably" certain that changes in their income will cause them to miss mortgage payments, they might qualify for an advance loan modification -- before they fall behind. This could prove to have an extremely positive impact on keeping homeowners in their homes.   Should a borrower qualify, a trial period of reduced payments, usually for four months. If they make payments on time during the trial, the modified mortgage terms could be made permanent. Each case will be reviewed individually a...

On December 15, 2008, Brian Faith, Managing Director at Fannie Mae issued a statement regarding their new policy regarding tenants residing in foreclosed properties. The new policy will allow tenants in Fannie Mae-owned foreclosed properties to stay in their homes if they can make their rental payments. For tenants who would prefer not to enter into a lease, we will continue to offer monetary support for the transition to a new residence as an alternative option. As a result, it is estimated that between 7,000-10,000 families have been able to stay in their homes as a result of the foreclosure and tenant eviction suspension. The aim is to keep as many people as possible in their homes; including tenants. Keisha Hosea is a local Market Expert and Realtor in Chino Hills, California with K...
