When it comes to marketing secrets, it seems like everybody has a few. But are there really any marketing secrets? I think not. It's a matter of doing small things over and over again until a "magic number" appears. That magic number is our ratio. You see we all develop ratios over time. One of the keys is to keep doing the right things over and over so that a genuine ratio develops. Otherwise we have to start over again and again. It really does pay to stay in the game. Buyers are sometimes on a learning curve when maneuvering through the world of making offers. A recent question was posed to me by a buyer. They asked, "Do we really need to put down a good faith deposit considering we have a pre-approval in-hand?" The answer is an unequivocal, YES! This may be different in other markets across the U.S. but  in the greater Inland Empire and Los Angeles real estate markets, a buyer stands virtually no chance of his offer even being looked at without a minimum of a 1% deposit.  In fact, to be more competitive, buyers are starting to put down even more. While having a pre-approval letter is a core component to making an offer, there is nothing more special about a buyer with a pre-approval letter. Everyone must have a pre-approval letter to even make an of...

Why Do I See So Many Homes For Sale But My Realtor Does Not Show Them To Me? A frequently asked question and concern by many buyers is, "Why Do I See So Many Homes For Sale But My Realtor Does Not Show Them To Me?" Many buyers believe that they are missing out on something. They see tons of signs around town and do not understand why their Realtor has not shown them these homes. They also might not understand why these homes are not coming up in their web searches. Well, here are a few of the reasons why.For sale signs are placed in yards from the moment a home goes on the market. These signs stay in the yard until the house has "officially recorded under new ownership." This means that the house still has the sign out front even though an offer has already been accepted and a sale is p...

With the development of Internet and on-line banking, landlords have more options to collect rent from tenants besides the traditional mailing of the rent checks. Here are 3 possible ways for landlords to collect rent: Option I: Traditional Mail Tenant mails a check to the landlord. It is best if landlord's bank do not provide on-line banking service or you do not have the ability to check balance on line. Option II: Bank Deposit By giving landlord's bank name and account number to the tenant, tenant can write a check payable to the landlord and make a deposit into landlord's account at the bank. Option III: On-line Bill Pay Landlord gives a copy of the deposit slip to the tenant. With bank's routine number and account number, tenant can set up an automatic bill pay on line. This method...

The New Draft of the  California Residential Purchase Agreement (RPA) Leaves Undeniable Clues About What's Become Important in The Negotiation Now reading contracts does not exactly excite me, but we must all admit that if you intend to legally conduct business AND actually keep your license we must take a look at a contract here and there. New drafts of the RPA are looming about at  http://www.car.org/legal/standard-forms/rpa-study-group-input/  Like I said, albeit not very exciting, I finally had a chance to really read through the draft of the RPA. Perhaps I was just looking for something to amuse myself, but I came across an interesting change. Take a look and ponder this with me. Paragraph 8 C caught my attention. 8. If you have a modest lifestyle, this may not apply to you. Just heard a credible man talk about his journey to $4,000,000 a year income after starting at $38,000 as a Football coach. He came to his CPA after he received his 1099 for his 3rd year in his business. It was for $243,000. What struck him was he felt like he hadn't really accomplished anything. His CPA said, "I do the taxes of lots of people and the one thing I noticed is that those who make less than $30,000 per month are really living paycheck to paycheck." Of course after hearing this testimony, I began to think, he may have something here. Here's what got my attention. The gentleman who indicated he felt like he hadn't accomplished anything asked several questions. 1. Have you paid off all your credit cards? 2. Have you pa...

Five Ways For Home Sellers To Ensure Their Home WON’T Sell                                                                         1. Severely restrict showing days and times along with making it “shown by appointment only”2.Make sure to keep all the windows and window coverings closed so that the home is extremely dark. After all, everyone wants to buy the “Batcave”3. Leave enough dirt and debris on the kitchen counters and sink so that prospective buyers get an idea of what last week’s dinner was.4. Be sure to follow prospective buyers and their agents from room to room and tell then every last detail about the home.5. Last, but certainly not least, be extra sure to have your children scream, run around, and sneeze all over prospective buyers and then throw themselves on the floor in ...
