Cardiff Real Estate Market Report for August 2010 As a buyer or seller in the Cardiff real estate market, having information about the current market conditions will enable you to make an informed decision regarding what to do with regard to buying a home in Cardiff, or selling your Cardiff home.  The Cardiff real estate market is small and very localized, and knowing what is going on with regard to inventory and sales is important for making an informed buying or selling decision. Finding comparables for determining price for either a listing or a purchase can sometimes be tricky because of the limited inventory and the diversity of homes for sale.  READ MORE:   Cardiff by the Sea - Quintessential Beach Community  A Visual Tour of Cardiff-by-the-Sea Want to Live in a Musical Community?...

What happens when you order a trash bin that is too big for the job? We just closed Escrow on this property in Cardiff and they decided to some work on the place. Next thing they know they are doing a bigger remodel and order a bigger trash bin from the local Waste Management Company. So they deliver the trash bin to the property. The truck operator asks the Owner "where do you want it?" The Owner says "Just in the drive way so we can still get in and out of the Garage." Well the truck operator did not have the bin connected to the cable and as the lift raised it came shooting off the back of the truck and smashed the garage like a freight train! Nobody was hurt thank goodness! I mean seriously that could have killed someone... Craziness! Here are the photos of what happened! Enjoy, and...

Dog Days of Summer Festsival in Cardiff by the Sea The Dog Days of Summer are here.  The real canine variety, not the period of summer we know as that (want to know where the dog days of summer phrase comes from? Check out the link).  The 5th Annual Dog Days of Summer in Cardiff is a contest and canine festival featuring man's (and woman's) best friend on Saturday August 14th from 10 am until 3 pm, on Aberdeen Drive where it meets San Elijo Avenue along the coast. The festival is billed as "entertainment for dogs and the people who love them."  This fun event is sponsored by the Cardiff 101 Association.  The Dog Days of Summer festival includes a host of vendors (lots of dog products), fun activities, speakers on a variety of topics (e.g., summer pet allergies, holistic healing, cage fr...

Market is starting to crawl back after the First Time Home Buyer Tax Credit disappeared. It was like our Market came to a screeching halt once the Credits disappeared. Even with the interest Rates as low as they are it still couldn't help. This has been the case for the last month in a half! I mean the showings went from 3 a week to nothing, zip, nada! Has anyone else noticed this or is it just in San Diego? I did hear a strong rumor that the Tax Credit is coming back in September! Maybe that will get some of these Buyers up off the couch again... Then again maybe not...

The Secret Bank Formula Sowhat is the Banks Secret Formula? Why is it when a Bank Owned property comes on the market in my area they have to wait so many days before they can reduce their price? Even when they know they have listed it way to high from the beginning! I recently submitted an offer of $610,000 for my client on a Bank Owned property listed at $689,000. The Listing Agent said that is a good offer and that it will probably go for around that price but, for now they are only allowed to reduce it by 5% and the lowest they can go is $650,000... Why do they not want to sell it right away? I guess I thought they would be a little smarter than that! Does anybody really know the Secret Bank Formula? Does the Bank even know their own Secret Formula? I truly think they do not know! Ch...

While I was at an Open house this weekend in Cardiff I was asked a funny question! This nice gentleman came in and said "so you work this area a lot right?" I replied "yes" He then said well I cant work with you because you are not going to try and get me the best price. I told him that was not true, and that I am trying to get everybody a fair deal. He said he didn't care about the price he just wanted it to be low... lower than anything else that has sold. I proceeded to tell him that if everybody did exactly what he was trying to do then they wouldn't have any kind of investment in their house. You would be collectively decreasing your value with each and every sale. Might as well put it in the Stock Market... I was kind of blown away because, logically you would think if someone is...

FHA Pros, LLC, a national FHA condo approval service, has developed a list of facts speaking to the top misconceptions associated with FHA loans in order to help home buyers better navigate an already confusing market. FHA loans are mortgages issued by qualified lenders and insured by the Federal Housing Administration (FHA). 1. FHA loans are not only for lower-income borrowers. FHA loans are available to everyone. There is no maximum income restriction associated with FHA loans, but borrowers do need to substantiate income and assets by submitting proper documentation. 2. FHA loans are not only for first-time buyers. Many people believe FHA loans are available only to first-time home buyers, but this is not the case. 3. FHA loans are not just small loans; in fact, loan amounts can...

NCSDAR reports reports show that April was an outstanding month for real estate sales and closings. The market, driven by lots of factors, not just the tax credits seems to be finding solid footing at last. The average sales price per transaction is almost two and a quarter times higher than it was last year. Listings sold volume is up, sales are up and far fewer sales are falling out of escrow due to buyers failing to qualify. Many have been affected in this area of buyers not qualifying like everyone else. This problem is also quieting down as the lenders are now getting and using clearer guidelines in qualifying buyers. This is good for everyone in our economy. If you would like a detailed home trend report for your area, email your desired zip code(s) to RobDennyHomes@gmail.com.

As a Realtor listing agent on a short sale, how do you evaluate an offer you receive?  When is the "highest" offer not the "best" offer?  And what are your fiduciary duties to your seller? MYTH OF "HIGHEST" & "BEST" Traditionally we are taught to accept "highest & best" offers.  We are conditioned to an upward-moving market.  But this term used primarily in competitive situations (such as multiple offers), not in reference to distressed property. FIDUCIARY DUTIES According to our California Department of Real Estate exam, an agent owes the principal these five basic fiduciary duties: Utmost Care Obedience and Good Faith Accounting Loyalty Disclosure of Material Facts This may be shocking to you, but "fiduciary duty" does not include "highest" price!!!  That is a commonly held myth that ...

You'll find great quotes here on "Quote of the Day" http://activerain.com/groups/quote Thanks to Tonia DeBeaux for this quote: "Our deepest fear is not that we are inadequate. Our deepest fear is that we are powerful beyond measure. It is our light, not our darkness, that frightens us most...We were born to make manifest the glory of God that is within us. It's not just in some of us; it's in all of us.  And when we let our own light shine, we unconsciously give other people permission to do the same. As we are liberated from our own fear, our presence automatically liberates others." - Marianne Williamson Thanks to Geri Wehry for this quote: "Change your thoughts and you change your world." - Norman Vincent Peale And thanks to Andrew Monaghan for this quote: "You can have reasons or yo...
