Leisure Village   Leisure Village located in Camarillo is a retirement community comprised of 2136 homes of varying size and style. Below is the current market activity.   Currently, there are 15 Leisure Village Homes on the market. They range in price from $275,000 to $599,000. They range in size from 887 SF to 2035 SF. Most have 2 bedrooms, 2 baths, however a few have 3 bedrooms. There are 20 homes under contract. They range in price from $235,000 to $439,000, with the average days on market being 29 days. Wings Over Camarillo Air Show will be in full swing this weekend.   The Camarillo Wings Association will host this year's "Wings Over Camarillo" Air Show with support from volunteers from the Southern California Wing of the Commemorative Air Force, EAA Chapter 723 and the Ventura County 99s. Old Town Camarillo has a new event coming up, mark your calendars for this one.   This event will be a Culinary Crawl!       The Old Town Camarillo Culinary Crawl will take place Sunday, August 18th from 2-5pm, so come hungry.   What a great name, perhaps because after visiting all 12 locations and sampling the food and drinks, one just maybe crawling at the end. Camarillo Fiesta and Street Event begins Thursday.   The Camarillo Fiesta and Street Event will begin on Thursday and run through Sunday in Old Town Camarillo.  Old Town Camarillo has had quite a facelift in the last few years. It exudes quaintness and charm. A look at the Camarillo Single Family Homes Real Estate Market.   Let’s look at how Camarillo Single Family Homes have performed since 2000.  In this timeframe we will capture the “crazy market” and we get a sense of where the Camarillo Single Family Homes market was before the run up of home prices and where it is now.   First, lets look at the Median Sales Price graph.  Median sales is the halfway point, half the sales sold for more than this benchmark price and half sold for less.   Between 2000 and 2006, medianCamarillo Single Family Homes sale prices increased 133.21 percent going from $268,000 ot $625,000.  Median Home sales price decreased by 31.20 percent between 2006 and 2010.   As of June 17, 2013,  the Camarillo Single Family Homemedian sales price has increased 12.82 percen...

Below, is the illustration of the Camarillo Real Estate Market Report for February, 2013.  This illustration shows that the average list to sales price is  now in the 99% range, which means well priced Camarillo Single Family Homes are selling close to list price.  I do expect to see homes selling for over list price in 2013, especially in the lower price range, if inventory levels remain low. I think the best benchmarks from this data shows the average price per sq/ft has steadily increased over the year to end up very close to the result from 2010.This appreciation is the result of low inventory levels due to government foreclosure intervention. Below is the illustration of the Camarillo Real Estate Market Absorption Trend.  This illustration shows that the average list to sales price was consistently in the 97% range from 2010 to present.The median sales price did appreciate by approximately 4.65% since 2010.The average sales price has consistently gained ground in the last 12 months and is just slightly off from the average sales price recorded for 2010.The most startling fact presented by the data is the amount of Camarillo Single Family Homes for sale, excluding the Santa Rosa Valley homes.  Currently, there are only 62 Single Family Homes for sale in  Camarillo, and that translates to less than a months of inventory which by definition of the Market Absorption Analysis model would put Camarillo Single Family Homes in a sel...
