The following numbers represent the Real Estate Market Review of homes sold for 2011 versus 2010 in Blackhawk Country Club. The Blackhawk market has been steady year over year. Median sales prices of single family homes have gotten a boost, despite a reduction in home sales, as the year came to a close. The marketing times for both attached and detached homes has remained steady. The data for attached homes is really too small to make any major conclusion but pricing has softened. Several large estates have also sold with their transfer prices being reported at zero or $1.

Mortgage and Market Update for January 13th Economic News: A fairly light week of economic news has passed. The Beige Book (published two weeks before FED monetary meetings) was a little more positive than the November report. The verbiage changed on the economy from “slow to moderate” growth to a “modest to moderate pace”. Weekly Jobless Claims reversed direction this week after several weeks of improvement but still remained under the 400,000 level at 399,000. Retail Sales were weaker than estimated for December but were 6.5% above December 2010 levels. Continuing its positive movement since August, Consumer Sentiment beat consensus for the beginning of January 2012. The following numbers represent the Real Estate Market Review for Blackhawk, CA 94506 for the month of December 2011. Blackhawk home sales were very similar to November's levels and we saw a drop in availale inventory of homes for sale. There was a nice movement higher in the median sales price due to 4 homes which sold in the 1.5MM+ range. The sample of data for Blackhawk is small so monthly figures can and do vary widely. Blackhawk has 12 homes currently "pending sale" with a high price of $2,695,000 a low price of $610,000.  There are no condo/townhome "pending sale". Feel free to contact me for additional information on the real estate market in Blackhawk Country Club. Mortgage and Market Update for December 23rd Economic News: With the troubles in Europe subsiding for the moment as the European Central Bank is providing liquidity the focus can return to the state of our economy here at home. We have seen strength in the housing data as of late but when looking at 2011 as a whole New Homes Sales are near 40 year lows. The National Association of Realtors® also revised four years of sales data lower which made the housing slump look worse than originally reported.
