Bear Sites to See at Big Bear in Southern California       Here is a squirrel hanging out at some new homes recently built in Big Bear. These houses are 4,000 sq. ft. with 4 Masters. A true nature lover as I took a picture of the squirrel and not the house I showed.       Here is a gigantic bear at the 'Discovery Center' around the back side of Big Bear Lake.       This is a Solar Observatory also located on the back side of the lake where the camp grounds are.       This is a lovely view of the lake while I was searching on rocks for some critters. One of the most common mistakes sellers make in this market is overpricing their home. It is human nature to think ours is better than the others. In real estate however, the numbers speak for themselves. The quote, "Liars figure, but figures never lie" seems appropriate. The biggest risk with overpricing a home now is that every month the home in on the market the price moves farther down, sometimes 1-2% (for Big Bear) per month. One of the most commonly asked questions that I am asked when showing property in Big Bear is, how much should I offer?  Is there a set rule that says I should offer 30% less than the asking price?  This is an excellent question and it is also a difficult question to answer. I chose to write this blog because of an issue that has come up in one of my escrows.  I really didn't give this any thought, until I heard another agent in our office having the same issue.  As it appears that this is not a isolated incident, I felt it was worth discussing in my REO Blog. My clients found the home of their dreams, a REO property in Big Bear City, and after some negotiations with the bank, got an agreement and we went to escrow.  As with so many REO's this house needed some repair work.  We really didn't know the extent of the work needed until after the home inspection.  The repair list wasn't to bad and my clients are still moving towards the close. In this ever changing Real Estate Market, we are seeing a lot more bank owned, (REO) properties for sale as well as Short Sales.  Once the home has been foreclosed on and becomes a bank owned or REO, we all know that the banks have already taken a hit on the price and in most cases, pay as few of the closing costs as possible.  But what about a short sale?  Will the seller pay some of the buyers closing costs?  Will the seller pay for a home warranty?  What can I expect the seller to pay on a short sale?
