As I did some research for one of my repeat client, I was faced with the question “How can you run a business like this and survive for the long term?”Here’s a bit of background. My buyer is a disabled Afghanistan War Veteran, and many of you know that I have always been partial towards helping Veterans in any way that I can. When we originally worked together it took a great deal of effort to find him a home for a few reasons. Here in the greater Los Angeles area, most sellers would prefer to not sell their homes to a veteran, a primary reason being because VA loans are a bit more stringent than traditional loans and require sellers to fix things before transferring a Grant Deed. Nevertheless, after six months of searching and writing offers, one seller was indeed a true patriot and ch...

This post was inspired by Kathleen Daniels, Probate & Trust Specialist  and Gary Frimann, CRS, GRI, SRES The advent of the Internet certainly has changed the world as we once knew it particularly having grown up in the 1960’s and early1970’s. Without giving away my age, I have witnessed it from inception to the present day while some of the younger generations are reading up on it via Google or history books. The purpose of this post is to write about what went to the wayside, at least for me personally, so here goes. What first comes to mind is when I was just entering high school when a door-to-door salesman came to our home hard selling my father to buy the Encyclopedia Britannica series. The pitch was to assure that ‘his son’ would do better in school. It was an exorbitant price for ...

Lentil Soup for the New Years is a Hungarian Tradition. The lentils represent Prosperity. Growing up as a kid after the midnight mandatory Blue Danube waltz was played and my parents danced to the music it was followed by everyone having a small cup of Lentil Soup.As the years went by my mother would go to bed before midnight and my father and I stayed and toasted the New Year with a good glass of Champaign. Diane and I would continue the same tradition, now with that said she followed the same tradition as my mother, that is going to bed before the Midnight bell would ring. So, with that said we would have the Champaign earlier and earlier year after year. Nevertheless, I continued the tradition and made the soup and yes, I  would have it at midnight or a minute or two later. Diane wai...

Hope everyone had a fantastic New Year's Eve Celebration. I went to my favorite Wine house to get the Champagne. Keep in mind these guys introduced me to Krug when it was $89 per bottle... instead of the Yellow Label everyone claims to be good.... Now Krug NV is going for $250 per bottle.... so with that said I asked for a similar bottle that is good. They introduced me to "Delamotte" never had it and oh boy I am so glad I trusted his advice. The Champagne was fantastic, but don't take my word for it see what Robert Parker had to say. The House of Delamotte is the fifth-oldest Champagne house in the region, founded in 1760. It is located in the heart of the Côte des Blancs in Le Mesnil-sur-Oger. Delamotte is small (just 25,000 cases annually) and one of Champagne's best-kept secrets. It ...

After having tried to connect since mid-October, Kathy Streib  and I finally were able to connect! We both have been part of Active Rain since 2008, give or take, what a shame it took so long. It seemed as if we just started talking when next thing you know an hour had flown! We said goodbye so we could both get back to our commitments of emails and phone calls, promising that we wouldn’t wait so long to catch up next time. I wished I would have connected with her sooner.Kathy and I talked like old friends, it was easy to do since we knew about each other’s families and friends through blog posts and comments. There’s Larry the Vietnam Veteran Fighter Pilot, the children, and of course the grandkids which led to the relocation from Florida to Texas to enjoy them and watch them grow. She...

This post has been inspired by Andrea Bedard  & Carol Williams  for a December Active Rain Challenge. The first, a December Miracle, I immediately knew what that would be. (In case you missed it, here is the link   A Christmas Miracle by Endre Barath a Beverly Hills Realtor ). This one, however, was much more of a challenge for me. So here goes! For those who do not know me well, I have always been very demanding of myself. No one has a higher expectation of me than me. I provide the best quality service to my buyers and sellers in the greater Los Angeles area and the advent of the Internet and smart phones has only made this easier; truly, I find there is little or no excuse to not respond to clients and potential clients in a timely manner. The flip side to this is that in turn, I expec...

A Christmas Miracle:   told by Endre Barath, Jr. a Beverly  Hills Realtor....I have always been a firm believer that a great deal of frustration can be avoided in any real estate transaction if people would simply do what they should be doing. One of my top priorities is timely and quality communication. Of equal importance is not adding personal issues into the mix, instead focus strictly on the client’s needs. Diane and I could be having a heated disagreement, the phone will ring, and I immediately switch to real estate mode without my client ever suspecting there was something brewing in the background. Once done with client business, we could resume the disagreement right where we left off.All of this to say that in spite of what is going in my life, I manage to take care of business...

As we enter the final month of 2021, I reflect on the results of this year’s past efforts and make my plan for next year. I’m fairly certain we all do this every December, realtors or not.I conclude that for me personally the year was a successful one. To improve or repeat these results, I need to have a “new perspective” on the same things I have been doing to see more opportunities that surround me. From a realtor perspective, there have been times when I’ve walked by a house and noticed that something looked different - the grass was unkempt and looked as if it could have used a good watering. Clearly this could present an opportunity for a listing and offering help to someone in need. Sure enough, the next thing I knew there was a For Sale Sign on the property and it wasn’t mine.Des...

OK many of my readers will scratch their head, how can Endre compare Caramelizing Onions with Real Estate? Well the answer is easy, please google it and you will find out that there are people suggesting Caramelizing anywhere from 30 minutes to 50 minutes.... and may I say the result will be mediocre to lousy. Then go look at Uber Chef Thomas Keller's  idea of Caramelizing Onions and you get the answer FIVE HOURS.... what is the difference? Quality and Flavor. In case you do not know who Thomas Keller is, he has three different Restaurants. The first one the French Laundry, then came Bouchon and then Per Se in New York City. Keeping in mind all three have been Michelin Rated Restaurants.Just like Real Estate there are agents who take short cuts, you know the 30 -50 minute Caramelizers of...

Berkshire Hathaway just announced the TOP 100 agents for Los Angeles/Ventura/Santa Barbara Counties.I am filled with gratitude, 2021 has been truly a historic year for me in Real Estate. I would like to thank all my clients and  all the agents who represented the buyers on my listings that we closed up to this point. They are the ones who helped me achieve this  milestone. Not every year am I consistently in the TOP 100 agents of Berkshire Hathaway HomeServices California Properties.  More often I am in it, never the less, this year is extra special to be in the top 100 for the period from January - September consistently in 2021. In case you are wondering  this achievement  is among all the Berkshire Hathaway for the combined Los Angeles- Ventura- Santa Barbara Counties. Thanksgiving 2021 is getting closer and closer, I hope you have ordered your Turkey and have bought most of your supplies for the 'eating feast' or should I say " Eating Fest"?To me Thanksgiving is the ultimate American Holiday, it breaks my heart when I see people decorating for Christmas before Thanksgiving. A total disrespect of the American History and tradition of Thanksgiving. If you study or recall American history, in 1621 the Plymouth Colonists and the Wampanoag Indians shared a feast that we now call the Thanksgiving celebration, non other than in Cape Cod,  Massachusetts. So with that said I have been celebrating it proudly every year since 1967 when we came to this great country of ours. I have  always been grateful for President LBJ letting my parents in, because it took his...

The Internet on  Mondays is usually  flooded with Motivational Posts, well I thought let's do something different, how about some Laugh Out Loud Quotes. In all fairness these are not my compilations they have been stolen from Next Door. There is a guy who always makes us laugh, so I thought I would share:)These are actual clippings from church newspapers. It's amazing what a little proof-reading would provide....   National PRAYER & FASTING Conference: "The cost for attending the Fasting and Prayer Conference includes meals".  "Ladies, don't forget the rummage sale. It's a chance to get rid of those things not worth keeping around the house. Don't forget your husbands."  The Sermon this morning: "Jesus Walks on Water". The Sermon tonight: "Searching for Jesus". How much is my ‘Land’ worth? This question is often raised by property owners all over the country. It is a great question and there are no simple answers to this question. Although the standard answer everyone’s mantra is always ‘location’. Indeed, a Zip Code will have a large influence in determining values. This of course does not explain everything. Pricing Land is a bit more complex and more complicated than pricing Single Family Residences or Condominiums. Why does one parcel of land in the 90210-zip code sell for $12 million and another one for $3 million? Clearly there are other factors that determine the value. One of which is  the size of the land and what could be built on it. This  has a huge impact on the value as well.Another aspect of determining land values is the size of t...

What’s at stake? With the passage of Senate Bills 9 and 10, the landscape of the single-family neighborhood in California will be forever changed.   Let me give you a little background. For the past 24 years, I have been observing the building approval process in greater Los Angeles.  I’ve been watching this not as a casual observer, but rather as a vacant land specialist, a Realtor, who has been working with and representing individual land buyers and small developers.  When I sold my first land listing, the Hillside approval process in Los Angeles would take about 7 to 8 months depending on where you were considering building.  For example, it might have taken a bit longer if there was a second jurisdiction involved such as the Coastal Commission if the land was within 1.5 miles from ...

How is the Beverly Hills 90210 Single Family Market doing during the Pandemic. Well I only chose to do $10 Million or more homes to give you the right perspective.... with that said do not listen to the News Media Platform you are on... check with a local Beverly Hills Realtor... also do not read people regurgitating  old or unverified news 3000 miles away.. So with that said check out the Beverly Hills Market that is current and up to date. Please look at the low as well as the high numbers.... Thank you Wayne Martin for inspiring me to do two market reports in such a short time Now I hope everyone gets the idea the Beverly Hills Market is quite active even though the price points are not what the rest of the country is used to... Now with that said if you are looking for a knowledgeabl...
