Wonderful Weds Morning to all, We opened higher than yesterday's close tested resistance early and dropped since then. ISM came in above 50 which shows growth. We will more than likely  test the 10day moving average today. Damage was done early bias towards locking if we fall much lower. Today is taking a bearish engulfing pattern so far......... Terrific Tues to all, Pending home sales down 16%, Factory orders up 1.1 above .05 expected. Consumer confidence is due out later. The Fed will be speaking on ending Government bailouts this could move the market either way. Float early........watch for possibly giving up early gains later. The State of the Market Quick re-cap on reality Real Estate Residential: We all know the low end is moving briskly in most parts of the country. Remember the Tax Credit will run out.........what then? Reasonable home prices might drive sales at the low to middle end. However if rates continue to ramp north qualifying for the same home at higher interest rates  without seller contributions = good luck. The high end is suffering due to credit requirements and available financing. Sellers at the high end need strategy to reduce the time on the market and get creative...............yesterday! Real Estate Commercial: Most parts of the country are reporting weak and deteriorating conditions. This is a major issue we need not forget. Declining rents coupled with rising vacancies= major trouble...

Wonderful Weds morning to all, We opened a wee bit higher than yesterdays market close. Personal income was up but still a hair less than projected. New home sales were down, however building permits were up. Sideways trading is likely today.......however would like to see us recover lost gains. Tomorrow durable goods and jobless claims can quickly move the market. If either are very positive we might see another sell off. Keep in mind this is a very choppy market! Terrific Tuesday morning to all, Bonds once again have opened much lower than where we closed yesterday. GDP came in at 2.2 % signifying growth in the economy. Existing home sales were up once again 7.4%. That wasn't a real surprise. Wild swings in the market.............  Happy thoughts we close the spread we opened with. Next landing point if we drop is 99. I flipped to the 4.5% coupon which will reflect where investors base their pricing. FHA will not grant a new mortgage to borrowers who take advantage of declining market conditions and/or purchase a new property within a reasonable commuting distance.   Borrowers who are current on their mortgage and installment debt at the time of the short sale and the proceeds from the short serve as payment in full are eligible for a new FHA mortgage.   Borrowers who are in default of their mortgage at the time of short sale are not eligible for a new FHA insured mortgage for three years from the date of the pre-foreclosure sale. Lenders may make some exceptions to this rule under certain circumstances.  This is subject to investors who will purchase these loans.   Exceptions would be due to circumstances beyond the borrowers control i.e. death of primary wage earner or a long-term...

This is too cute and really reinforced community/ parental involvement in our schools which is crucial. I have helped with the Reading Naturally Program at Matthew Turner Elementary School in Benicia for the last three years. Early mornings fit scheduling and it's 1 hr twice a week this year.  Good times with the children, helping with reading fluency, speed, and comprehension. This morning however completely SHIFTED my thoughts!  One of the children had hand written a note of thanks. Low light and aging eyes didn't quite allow me to comprehend the message she was conveying....... So here it is..... Thank-you for helping me with Read Naturally. You helped me leared  alot  I hope I can stay longer but I can't but it was very fun. P.S I like reading I had recently graduated this 3rd grade...

Terrific Tuesday Morning to all, PPI come in much higher than expected this morning. Wells Fargo announced they would be re-paying TARP funds. The positive economic news, and auctions last week have led to downward trends. There is room for improvement I would carefully float today, BUT if we drop below 97.5 on the 4% coupon lock. Polar Opposites Last night the Benicia High Schools Advanced Dance Team performed the 2009 Winter Show. The lights dimmed..................and all was still ........ Mrs. Mani -Benicia High Schools Advanced Dance Teacher welcomed all who attended warmly. Mrs. Mani was proudly showing off the Advanced Dance Team's sweats for this year.........OH our youngest dancer designed the logo for the team this year! Well guess who that was.........? Was I proud? You BET! The performance soon started..........the talent and ingenuity, creativity displayed was well beyond any of my expectations. The audience was spell bound with the content of the entire show. What was unique was combining humor into the story line and dances! We opened much lower than were we closed yesterday.  Economic news has been positive which shows positive recovery= bad news for bonds. New trading range is yet to be defined.
