Fabulous Friday Morning to all, Spooked market last two days. The Fed raised discount rate yesterday by.50, in the FED minutes they also stated they would sell some of the mortgages they currently hold. This is a shot across the bow which really spooked the markets. More details in morning snapshot. Got a call from an old friend today... Mitch at Sky Valley Mortgage. Fun. If anyone knows about the 203k Mitch does. He was one of the innovators during the 1990's and completed lots of 203k loans. Mitch found, as I did, that seminars work. You have first time home buyer seminars that work to get you qualified leads and the 203k seminars get you action on 203k loans. When you put them together you have a winning combination. Not at the same time however. They each have their place but when you are doing a home buyer or first time home buyers seminar educate your buyers to the 203k as a program whereby they can actually pick and choose their upgrades for the most part and really make that home "theirs". Terrific Tuesday to all, Market emotion is focused on 4th quarter earnings W-St is up 70pts. Fears of Greece , China are on the backburner for now. NY State Manufacturing Index was up 24.81 vs 17.10 expected, good for the economy-not good bond news. Up-employment taxes will be crimping new hires: Example TX paid 23.40 per worker last year now employers will be paying 64.80 per worker to bolster reserves depleted.      Many clients will say "I have heard short sales never close"                                                               Yes, These homes do sell and close to have happy new homeowners move in.  The sellers can move on with their lives and start fresh.  Since January 1, 2010-Feb 13, 2010 (per Bay Area Real Estate Information) 8 Benicia homes have sold that were listed as short sales.  The low price sold for $103,000 with the highest price home selling for $570,000.  The median price was $402,500. Wonderful Weds Morning to all, We had a bond coupon rollover yesterday, new coupon opened down 38bps. Bernanke hints at raising rates, trade deficit expected at 37.7B comes in at 40,2B. Yesterday's 3yr auction wasn't received very well, today's 10yr will be closely watched. Greece is on the back burner focus is on the FED and it's exit strategies............ Wholesale inventories under expectations -.08 vs .05 expected this should help bonds. W-ST is up 147pts fears of Greece have been muted( actually more time was granted).
