Throughout the 1990's a name that stood out prominently in the 203k world was Sky Valley Mortgage and Mitchell Chernock. I had a meeting with Mitchell this afternoon and he hasn't lost it.... Glad to know you are still going strong. We are making some plans for you guys and gals in the RE world. If you are doing business in the Nor. Cal area you really should consider Sky Valley in Benicia, CA. 203k loans are best done by people who have done a few and have a team set up to handle all aspects of the project so you... the agent or borrower, are led through the process and kept from harms way. Watch for a series of seminars by us in the bay area in the near future.  If you are a team player and want to get more RE sales, move your distressed properties, buy and retain some equity, or just...

The Fed raised discount rate yesterday by.50, in the FED minutes they also stated they would sell some of the mortgages they currently hold. This is a shot across the bow which really spooked the markets. More details in morning snapshot. This morning video is public for future reference unlike normal morning videos which are pulled after  a week. Have a great weekend!

Got a call from an old friend today... Mitch at Sky Valley Mortgage. Fun. If anyone knows about the 203k Mitch does. He was one of the innovators during the 1990's and completed lots of 203k loans. Mitch found, as I did, that seminars work. You have first time home buyer seminars that work to get you qualified leads and the 203k seminars get you action on 203k loans. When you put them together you have a winning combination. Not at the same time however. They each have their place but when you are doing a home buyer or first time home buyers seminar educate your buyers to the 203k as a program whereby they can actually pick and choose their upgrades for the most part and really make that home "theirs". It is so important to put your own touches on that home to "make it yours". The Home ...

Terrific Tuesday to all, Market emotion is focused on 4th quarter earnings W-St is up 70pts. Fears of Greece , China are on the backburner for now. NY State Manufacturing Index was up 24.81 vs 17.10 expected, good for the economy-not good bond news. Up-employment taxes will be crimping new hires: Example TX paid 23.40 per worker last year now employers will be paying 64.80 per worker to bolster reserves depleted. The impact will be felt as we progress with recovery. Today's market snapshot. Have a great day!

Many clients will say "I have heard short sales never close"                                                               Yes, These homes do sell and close to have happy new homeowners move in.  The sellers can move on with their lives and start fresh.  Since January 1, 2010-Feb 13, 2010 (per Bay Area Real Estate Information) 8 Benicia homes have sold that were listed as short sales.  The low price sold for $103,000 with the highest price home selling for $570,000.  The median price was $402,500. How does that compare with Benicia foreclosures sold during this same time period?  9 foreclosures sold for a low of $104,800 to a high of $595,000.  The median price was $235,000. As a seller who may be distressed with your high mortgage payments and have endured or WILL endure a future...

Last call for the Benicia High Boosters Club Crab Feed tonight (Feb 13th) at the Clocktower in Benicia. All you can eat delicious fresh crab, salad, garlic bread and pasta in an historic building. This is not your usual crab feed. For those of you who are regulars on the crab feed circuit during the winter months here in the Solano County area, this is a "don't miss event". Where have you ever had a butter bar where you can choose from garlic or regular butter to make that crab all the more tasty?  If you are like me, I hate to bring a little Bunsen burner to melt butter, and what a mess to take home.  I never do it!  But when Lory Hammond, a local Coldwell Banker Solano Pacific Realtor, (who is the spear header of this fund-raising event) told me, I thought what a great idea. PLUS we a...
