Good morning and a great day is in store for you all. I have jumped in feet first into the Social Network system and jumped in so deep I can't see the sun. I have joined all the social network sites and have some real questions, but I don't know who to ask. I find that blogging is my best advantage, because I love to write. I really want to get the information out about Benicia, Geeen Valley, Napa, Cordelia, and Fairfield Real Estate. I joined Twitter a few weeks ago, but didn't Tweet until yesterday...... OMG I woke up this morning with 50 new people from all over the country who want to follow me? Where do they want to follow me too? I like the idea of gathering new friends, but with Facebook and Linkedin, Youtube, Hi5, classmates.com, fixter,MyLife.com, Myspace, Stickam,Windows live ...

Terrific Tuesday Morning to all, Economic news today will put pressure on bonds: Industrial production was up, PPI core (Producer Price Index) minus food + energy was up. Positive reads with PPI are inflationary which bonds do not like. Be very careful if floating today! http://www.youtube.com/watch?v=eQD0leEM9Sw Have a great day!

I decided to take a day off from Real Estate and head up to Reno for my granddaughters 10Th birthday. Now you all know that is a real big deal, so even though I had decided to do an open house every weekend for the next few months. This is something you don't miss for any reason. My son and I decided to get an early start so we could spend more time with my kids and the family. Packed up the car and headed out the door. We decided to take the convertible to feel like this was a big vacation. Headed down the highway and all of a sudden the car started to swerve and it felt like something real bad was about to happen and my son looked back and there was smoke coming out of the back of the car. We happened to be on one of the busiest freeways on the planet with no room on the side to pull ...

Expect the UN-EXPECTED at OPEN HOUSES you are hosting or visiting…………….. Open houses are always a great place to meet new buyers let the community know you are active in Real Estate and so much more. Beware as you never know what to expect holding and open house. Roughly a year ago when my girls were watching one of the cooking channels quite a bit ………….an idea started to form. Why not issue a throw down/challenge at an Open House? The next weekend I donned my chef’s jacket (I play in the kitchen FYI) popped in one of the local Open Houses in WATERS END in Benicia and announced it was a time for a throw- down/ chocolate chip cookie showdown. The only problem was a poor buyer quickly RAN up the stairs expecting cameras and crew right on my heels. We all had a good chuckle after! Soon aft...

Statistics always interest me.  They are what they are.  Benicia is located about 35 miles from San Francisco in Solano County.  The news articles will often point out Solano County has been hit hard with foreclosures and distressed sellers.  This is a true fact.  However within Solano County there are some cities not so hard hit.  Benicia is one of them, a little slice of heaven along the Carquinez Straits. As a buyer finding a conventional seller who can tell you about their home in the disclosures, are willing and proud to sell their home, anecdotally, we as Realtors--may say, not many regular sellers are out there. Statistics prove other wise.  In Benicia since January 1, 2010, there have been 196 homes sold (per BARIES-Bay Area Real Estate Information Services 8-14-10).  OF those 1...

There is lovely park around the corner of where I live in Benicia, CA.  My twin daughters loved to walk there when they were young.  As they grew up they would take the local neighborhood kids they were babysitting for to this park. Channing Circle Park has play equipment geared toward young children and play equipment for those more adventuresome.  In addition there is a wide grassy area perfect for running and catching balls or Frisbees.  If you get tired rest on the bench under a shade tree. The part I love is the awesome view from the park toward Mt Tam in Marin County.  You can see for miles and enjoy the water views and distant hill views. Once you have your fill of views, wander down the path and you can catch the Bay Ridge Trail, right from Channing Circle Park.  Bring your hiki...

It all started today at 8AM and you can bet people were out there hours earlier to comb First Street in Benicia for some fantastic finds, gems, and deals.  This is the 47th annual Peddler's Fair coordinated by St Paul's Episcopal Church (which sits on the corner of First and East J).  The proceeds are earmarked for local non profit groups, schools and the main focus on the preservation of the church which dates to 1854. There is still time to visit until 5PM today.  Colorful sights, voices and music, and wonderful cooking odors waft through the air.  It is the place to see and be seen.  As a local Coldwell Banker Solano Pacific Realtor, I did get to park very close as our office is right on First Street. We had the parking lot roped off so just not anybody could park there.  I thought t...

There are so many ways to lose your home but signing away your ownership that destroys your credit should be looked at real close before deciding to do that.  For owners who can no longer afford to keep their mortgage payments current, there are other ways to get passed this big mess the Country is going through.  One of those options is called a "short sale." Basically, the definition of the short sale is when the lender of a property allows the property to be sold for less than the amount due on the mortgage loan. The best benefit to the short sale is that it allows the seller to avoid the credit report damage as with a foreclosure. A foreclosure can stay on your credit report for up to 10 years. Did you know that with your credit score: On A short Sale late payments on a mortgage wil...

Benicia is the greatest little City in the Bay. I have been here for over 22 years and it just keeps getting better. The downtown is such a joy to walk around and enjoy the shops the restaurants and the people. I have been selling Real Estate for the last 10 years and people will ask me "why Benicia"? My answer is always the same.........People are happy here....It's true....Maybe it's in the water, but the attitude is so awesome here. I think it is the small town feeling and the waterway that brings boats, Tugs, ships, and the trains across the water......on the beautiful hills. If you haven't been here before and you would like a downtown tour....call me and I will bring you around and introduce you to the people and show you why you would like to live here......Earl Miller 707-280-63...
